Executive Director of Property Operations Job Summary:

Prime is seeking an experienced LIHTC Property Manager to oversee daily operations for a residential community in Albany County. This is a hands-on leadership role responsible for financial performance, leasing, resident satisfaction, maintenance coordination, and on-site team management. The ideal candidate is organized, service-oriented, and comfortable managing multiple priorities while maintaining strong operational and financial controls.

Key Responsibilities:

Property Operations & Financial Management Manage all daytoday operations for a residential property Complete required monthly, quarterly, and annual reporting required by NYS Maintain accurate financial records and operate within company policies Assist with annual budgeting, forecasts, and income projections Ensure timely rent collection, deposits, and fee processing Coordinate legal actions and documentation per state and company guidelines Manage vendor relationships, contracts, scheduling, and billing Submit accounts payable invoices and manage onsite funds Leasing & Marketing Verify prospect income eligibility, manage initial certifications Manage waitlist to ensure interest and backfill vacancies quickly Ensure all Fair Housing marketing requirements are met Resident Relations & Retention Complete annual resident certifications to ensure units meet AMI and rent limits Respond to resident concerns promptly and professionally Implement resident retention and engagement initiatives Ensure timely distribution of notices and communications Enforce community policies consistently and fairly Team Leadership Hire, train, schedule, and supervise onsite staff Provide ongoing coaching and performance feedback Coordinate daily priorities with Maintenance Supervisor Address performance issues in collaboration with HR Promote teamwork, accountability, and professionalism Maintenance and Inspections Conduct regular property inspections Ensure apartments are marketready and maintained to standards Monitor service requests for quality and timeliness Safety & Compliance Ensure compliance with company, local, state, and federal regulations Promote a "Safety First" culture Respond to and document emergency situations appropriately Qualifications Minimum 3 years of property management or hospitality management experience.
