Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

The Property Manager is responsible for overseeing the day-to-day operations, maintenance, and overall management of an assigned portfolio of commercial properties. This role ensures properties are well maintained, tenants receive exceptional service, operational goals are achieved, and budgets are effectively managed. The Property Manager works closely with onsite staff, contractors, tenants, and internal management to maintain safe, efficient, and profitable properties. Key Responsibilities Oversee the daily operations, maintenance, and repair activities for an assigned portfolio of commercial properties. Provide leadership and support to onsite property staff responsible for coordinating maintenance requests and building operations. Manage relationships with existing contractors and vendors while identifying and qualifying new service providers as needed. Coordinate and oversee capital improvement and maintenance projects from bidding and vendor selection through completion. Ensure all routine, preventative, and contracted maintenance services are completed to established quality standards. Monitor property operating expenses and ensure expenditures remain within approved budgets. Maintain a thorough understanding of each property's operations, systems, occupancy, and maintenance requirements. Respond promptly and professionally to tenant inquiries, concerns, and service requests, ensuring timely resolution. Work collaboratively with internal management, onsite staff, contractors, and vendors to support property operations. Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for operational improvements. Recommend and implement process improvements that enhance operational efficiency, tenant satisfaction, and property performance. Ensure compliance with company policies, applicable regulations, and health and safety standards. Prepare reports, maintain accurate property records, and provide regular operational updates to management. Perform other related duties as assigned. Qualifications Minimum of three (3) years of commercial property management or related real estate experience. Strong knowledge of commercial building systems, preventative maintenance, repairs, and facility operations. Proven ability to manage multiple properties and projects simultaneously in a fast-paced environment. Strong leadership skills with the ability to supervise staff, coordinate vendors, and make sound operational decisions. Excellent organizational, planning, and time management skills. Strong customer service and relationship management skills with a commitment to tenant satisfaction. Effective verbal and written communication skills.
