A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are seeking an experienced, highly organized, and proactive Property Manager to oversee a portfolio of residential buildings and ensure they operate efficiently while providing excellent service to our residents. This is a hands-on management position requiring strong leadership, problem-solving skills, and the ability to manage multiple priorities in a fast-paced environment.
Responsibilities / Property
Operations Oversee the day-to-day operations of an assigned portfolio of residential properties. Maintain high standards of building appearance, maintenance, and resident satisfaction. Conduct regular property inspections and identify operational improvements. Monitor building expenses and recommend cost-saving opportunities. Execute business plans to maximize property performance and profitability. Staff Management Supervise, train, and evaluate Superintendents, Handymen, Porters, and Property Administrators. Delegate work assignments and monitor performance. Enforce company policies, procedures, and service standards. Conduct job site inspections and quality control reviews. Participate in hiring, coaching, disciplinary actions, and performance evaluations. Vendor Management Solicit competitive bids and negotiate pricing. Coordinate and oversee vendors from project start through completion. Approve invoices and monitor vendor performance. Coordinate material purchases and equipment procurement. Maintenance & Capital Projects Oversee daily maintenance operations. Coordinate preventative maintenance programs. Manage capital improvement projects and building repairs. Ensure work is completed on time, within budget, and to company standards. Compliance Manage and resolve violations issued by NYC agencies, including HPD, Department of Buildings, ECB/OATH, DSNY, and DOHMH. Coordinate Local Law compliance requirements. Ensure buildings remain compliant with applicable city and state regulations. Resident Relations Respond promptly and professionally to resident concerns. Coordinate move-ins and move-outs. Work closely with legal counsel regarding holdover proceedings and nuisance cases. Maintain positive tenant relationships while enforcing lease provisions. Financial Management Review property expenditures. Approve spending within company guidelines. Identify opportunities to reduce operating expenses. Work with accounting and ownership to improve financial performance. Cross-Department Collaboration Work closely with internal departments, including: Construction Leasing Legal Compliance Accounting & Billing Rent Administration to ensure properties are operating efficiently and organizational goals are achieved. Qualifications 3+ years of residential property management experience. Experience managing multifamily buildings. Knowledge of NYC housing regulations and local agencies (HPD, DOB, ECB/OATH, DSNY, etc.). Strong leadership and team management skills. Excellent organizational and time management abilities. Ability to prioritize multiple projects in a fast-paced environment. Strong communication and customer service skills. Experience managing vendors and capital improvement projects. Proficiency with Microsoft Office; AppFolio experience is a plus.
Preferred Qualifications:
Experience managing large multifamily portfolios. Experience with rent-stabilized properties. Familiarity with NYC Local Laws and housing compliance.
