Regional Property Manager Job Summary:
Prime is seeking an experienced Property Manager to oversee daily operations for two residential communities in Saratoga County. This is a hands-on leadership role responsible for financial performance, leasing, resident satisfaction, maintenance coordination, and on-site team management. The ideal candidate is organized, service-oriented, and comfortable managing multiple priorities while maintaining strong operational and financial controls.
Key Responsibilities:
Property Operations & Financial Management Manage all day-to-day operations for two residential properties Maintain accurate financial records and operate within company policies Assist with annual budgeting, forecasts, and income projections Ensure timely rent collection, deposits, and fee processing Coordinate legal actions and documentation per state and company guidelines Manage vendor relationships, contracts, scheduling, and billing Submit accounts payable invoices and manage on-site funds
Leasing & Marketing:
Maximize occupancy through effective leasing and marketing strategies Coach leasing staff on sales techniques and closing Monitor traffic, conversion ratios, renewals, and market trends Track competitor pricing and conditions Maintain a professional and positive company presence
Resident Relations & Retention:
Respond to resident concerns promptly and professionally Implement resident retention and engagement initiatives Ensure timely distribution of notices and communications Enforce community policies consistently and fairly
Team Leadership:
Hire, train, schedule, and supervise on-site staff Provide ongoing coaching and performance feedback Coordinate daily priorities with Maintenance Supervisor Address performance issues in collaboration with HR Promote teamwork, accountability, and professionalism
Maintenance & Inspections:
Conduct regular property inspections Ensure apartments are market-ready and maintained to standards Monitor service requests for quality and timeliness Walk models and vacant units daily
Safety & Compliance:
Ensure compliance with company, local, state, and federal regulations Promote a "Safety First" culture Respond to and document emergency situations appropriately
Qualifications:
Minimum 3 years of property management or hospitality management experience Supervisory or team leadership experience required Strong customer service and communication skills Highly organized with strong attention to detail Ability to manage multiple properties and priorities Experience with RealPage preferred Proficiency with Microsoft Office and property management systems
