Job Description
Maintenance Supervisor We're looking for an experienced, hands-on Maintenance Supervisor to oversee maintenance operations across our residential communities. This is an active leadership role for someone who can troubleshoot, repair, prioritize, and lead while maintaining high standards for our properties and residents. You'll be responsible for day-to-day maintenance operations, apartment turns, preventative maintenance, vendors, emergency response, and supporting a maintenance team. This position requires travel . What You'll Do Lead, support and work alongside the maintenance team Oversee daily maintenance operations and prioritize work orders Oversee apartment turns, make-ready work, and ensure units are completed on schedule Troubleshoot and perform repairs involving HVAC, plumbing, electrical, carpentry, appliances, heating systems, and general building maintenance Ensure resident maintenance requests are handled promptly, professionally, and thoroughly Maintain, and initiate preventative maintenance schedules Inspect apartments, common areas, mechanical areas, grounds, and other property areas while proactively identifying and addressing maintenance and safety concerns Coordinate and oversee outside vendors and contractors alongside Property Manager Maintain appropriate inventory of maintenance supplies, tools, and equipment Identify larger maintenance concerns and recommend appropriate solutions Ensure properties are maintained in a safe, clean, and compliant condition Track completed work and maintain accurate maintenance records Travel between properties as needed to support the portfolio Participate in a rotating on-call schedule for after-hours emergencies Respond to emergency maintenance situations and coordinate the appropriate response Monitor weather conditions and proactively prepare properties, equipment, and supplies for winter storms. Participate in snow removal as needed, including early morning, overnight, weekend, and holiday hours during snow and ice events.
