Community Manager/Maintenance Technician Country Acres Mobile Home Park — Valley Falls, NY Country Acres Mobile Home Park in Valley Falls, NY is hiring a full-time Maintenance Technician / Community Manager. This is a hands-on role focused primarily on the physical upkeep and maintenance of the community — including daily oversight of the community's wellhouse and wastewater treatment facility — combined with light community management responsibilities. You'll be the go-to person for keeping the property safe, clean, and running smoothly, while also supporting day-to-day operations and tenant relations. Pay & Schedule $25-$30/hour, based on experience Full-time Benefits eligible after 90 days Must live within commuting distance of Valley Falls, NY Maintenance Responsibilities Maintain all common areas of the community, including lawn care, landscaping, and snow blowing/shoveling/salting Perform tree work and regular community drive-throughs for paper patrol and limb pick-up Conduct regular inspections of park-owned homes, including heat tape checks and resident work orders Assist with lot preparation, and receive and inspect new and pre-owned homes Perform home trim-outs, light maintenance, painting, light carpentry, and minor plumbing Inspect and refurbish park-owned home turnovers Keep the maintenance workspace, buildings, and inventory organized Complete other maintenance duties as assigned Wellhouse & Wastewater Treatment Oversight Perform daily visual inspections of the wellhouse and wastewater treatment facility, including checking gauges, alarms, and equipment condition Monitor and respond to alarms (power/equipment failures) and escalate issues promptly to the certified operator and management Coordinate scheduling and site access for the contract-certified operator and sampling/lab visits Maintain daily logs and support recordkeeping needed for

compliance Keep the wellhouse and treatment facility grounds clean, secure, and free of obstructions Track supply levels (treatment chemicals, filters, etc.) and flag reorder needs Perform light hands-on tasks as needed, such as skimming flocs/scum from tanks
Note:
hands-on chemical dosing and process adjustments at the treatment plant require a NY-certified operator and are not part of this role — this position is mostly daily monitoring and logging, with light hands-on tasks (e.g. floc skimming) and coordination with the certified operator Community Management Responsibilities Serve as a first point of contact for tenants and vendors Support daily operations, including processing paperwork and screening prospective tenants Help enforce community rules, monitor work orders, and ensure park safety Assist with monthly property audits, curb appeal, and safety compliance Communicate professionally with tenants, vendors, and team members Other duties as assigned by management Requirements Strong time management and prioritizing skills Positive attitude and team player approach Excellent communication skills Comfortable with hands-on maintenance work (landscaping, basic repairs, light plumbing/carpentry) Comfortable performing daily checks, logging, and light hands-on tasks (e.g. floc skimming) at the wellhouse/wastewater facility (training provided; no operator certification required for this role) Professional demeanor with residents and vendors Must live within a reasonable commuting distance of Valley Falls, NY If you're a reliable, hands-on problem-solver who also enjoys working with people, we'd love to hear from you.
