May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Commercial Property Manager $110k - $140k + Bonus (Position Located Westbury, Long Island) One of Long Island's the most prestigious expanding Commercial Real Estate/ Investment conglomerate's (Located in Westbury, Long Island) now seeks hands-on entrepreneur for Commercial Property Manager position to oversee operations across Nassau and Suffolk county portfolios. Must have at least 6+ years Commercial Property Management with Yardi experience and strong knowledge of building operations, maintenance, and compliance. Manage large commercial portfolio of retail, shopping centers and office assets. Drive operational efficiency and long-term asset value. Oversee CAM budgeting, billing, and annual reconciliations, ensuring accurate cost recovery and expense allocation across multiple properties. Develop and manage annual operating budgets and forecasts, identifying cost-saving opportunities and supporting NOI growth. Lead capital improvement and construction projects from planning through delivery, consistently completing projects on time and within budget. Review and interpret shopping center leases to ensure compliance, accurate billing, and alignment with financial objectives. Coordinate with vendors, contractors, and internal stakeholders to execute property operations and capital projects efficiently. Conduct regular building inspections to maintain high operational standards. Prepare monthly building reports for ownership and investors. Maintain and file certificates of insurance for all tenants, capital projects and vendors. Work with Legal Department on all building/tenant legal matters. Sign off on purchase orders for all inventory, supply orders and maintenance work as well as all related invoices. Work with Leasing Department to prepare annual leasing forecast and tenant improvement budget. Communicate with board of directors and senior management across entire organization.
