Managerial Duties/Job Description Supervisory Duties:
Responsible for overseeing the daily operations and business of Le Havre Owners Corp. Being able to supervise, advise and guide Management employees, making sure that all deadlines are being met.Board of Directors:
Communicating with the Board of Directors, attending various meetings, preparing the monthly Board package, taking minutes, updating the Board on important matters.Maintenance:
Advising Maintenance dispatchers when they need direction / making sure that they are taking care of all maintenance matters promptly and communicating properly with the residents. Must be aware of what's going on throughout the property at all times / look for updates from the superintendent and dispatchers. Security /Elevator Supervisors:
Corresponding with Security personnel and elevator supervisor at night or weekends as needed.Projects:
Calls, emails, follow ups, reminders, proposals, contracts, status updates and meetings with engineers, contractors and vendors. Sending notifications / updates to residents re capital projects. Understanding the projects and being able to discuss and explain them to residents.Local Laws:
Complying with all Local Laws and filing deadlines.Resident Write-Ups:
Writing residents up if they are in violation of the House Rules / adding fines etc.Residents Correspondence:
Answering resident's email concerns on a daily basis. Lawsuits /Litigation:
Dealing with attorneys and insurance investigators on lawsuits. Attend Court hearings if required for non-payment casesInsurance Renewals:
Dealing with insurance brokers, getting information to them, completing documentation / getting agreements signed for yearly renewals. Dealing with Attorneys onResales:
Being able to address c omplicated questions from attorneys representing prospective purchasers and sellers.Sponsor:
Doing the monthly Sponsor billing and dealing with the sponsor if there is emergency maintenance work needed in apts.Elections:
Coordinating yearly elections / annual meetings.Budget Meetings:
Attending Budget meetings, working with the accountants on budget items, and making sure Metro Management is aware of increases that need to be implemented.Financials:
Working with the accountants / supplying them with all of the documentation they need from banks etc., to compile the yearly Financials.Union Write-Ups:
Writing up union employees if the superintendent deems it necessary. Knowing how to do follow ups if it's not the first disciplinary write up.Clubhouse:
Overseeing the clubhouse management. Loans /Re-financing:
Dealing with volumes of paperwork if the co-op decides to take a loan or to refinance the underlying mortgage.Pay:

May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
