Full-Time Community Manager Park Avenue Property Management, LLC Akron, OH Job Details Full-time $45,000 - $60,000 a year 2 hours ago Benefits Paid time off Qualifications Customer communication Property management tools Project coordination Routine inspections Driver's License Full Job Description We are seeking a trustworthy, self-motivated Community Manager to oversee the daily operations of our approximately 150-site manufactured home community in Akron, Ohio. This full-time position is responsible for leasing, resident relations, property operations, vendor coordination, and maintaining a safe, attractive community. The ideal candidate is organized, customer-focused, and enjoys working independently while building positive relationships with residents. Primary Responsibilities Oversee the day-to-day operations of the community and provide excellent customer service to current and prospective residents. Collect rent and encourage residents to utilize online payment options. Market available homes and lots through Facebook Marketplace, Craigslist, and other online platforms. Show homes, process applications, complete lease and lease-to-own paperwork, and coordinate move-ins. Earn commissions by selling company-owned homes and bonuses for increasing occupancy and qualifying outside move-ins. Perform or oversee all required duties associated with the community's private well system, including water sampling, testing, recordkeeping, reporting, and maintaining compliance with all applicable Ohio drinking water regulations after obtaining the required Water Supply Operator License. Enforce community rules fairly and consistently. Conduct routine property inspections and maintain high community standards. Coordinate vendors and oversee landscaping, tree trimming, junk removal, snow removal, and other contracted services. Inspect vacant homes, photograph their condition, communicate project needs with the corporate office, and oversee rehabilitation projects. Assist with sourcing used manufactured homes for relocation into the community and coordinate the move, setup, and rehabilitation process. Work closely with the Maintenance Technician and corporate office to ensure maintenance requests and capital improvement projects are completed efficiently. Maintain accurate records using Rent Manager and other company software. Respond professionally to resident concerns and resolve issues promptly. Requirements Qualifications Previous property management, leasing, sales, or customer service experience. Strong organizational and communication skills. Comfortable using computers and learning property management software; Rent Manager experience is a plus. Ability to prioritize multiple responsibilities while working independently. Professional, confident, and solution-oriented. Valid driver's license with a satisfactory driving record. Ability to conduct routine property inspections throughout the community. Preferred Qualifications Active Ohio Real Estate Salesperson License. Ohio Water Supply Operator License. Previous experience in manufactured housing or property management. Licensing Requirements The selected candidate must be willing to obtain an Ohio Real Estate Salesperson License and an Ohio Water Supply Operator License if they are not already licensed. Applicants must be able to successfully complete any required background checks and fingerprinting and begin the licensing process within their first 30 days of employment. Park Avenue Partners will provide support with obtaining these licenses, including reimbursement of approved licensing costs for employees who successfully complete the licensing process.
