A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

PAY:
Salary from $68,000-70,000 based on experience Every year earn up to $5,000+ in a mix of quarterly and monthly bonuses

M-F 8:30-5:30

Essential Job Duties and Responsibilities:
Operates the property within the financial guidelines (The Budget) Makes recommendations to increase income, decrease expenses and grow net operating income Ensures property is leased at or above market occupancy and rent levels based on owners guidelines Ensures all property marketing is current, accurate, relevant and at its greatest effect Directs activities of all on-site personnel and maintains a great working environment for all Process all invoices generated by the property and insure they are paid in a timely manner Post, collect, track and manage delinquency of rental and other income Responsible for building and maintaining a community of residents through resident relations Ensure desired tenant renewals are being captured at the highest rate possible
Knowledge, Skills and Experience Required:
High school diploma or equivalent. 2+ years' experience or equivalent in multi-family housing. o Experience managing/supervising 3+ employees preferred Sufficient technical proficiency, demonstrating: o Excellent computer skills, able to effectively navigate industry software (YARDI). o General knowledge of local, state, and federal resident/property management laws/guidelines including section 8 o Consistent successful application of fair housing and legal requirements when leasing and marketing property/units. o Basic understanding of financial / budgeting principles (can read a budget), maintenance processes and responsibilities, sales/competitive markets.
