Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This role is crucial for ensuring the operational efficiency and upkeep of our properties and maintaining an open line of communication with our tenants. The ideal candidate will have a hands-on approach to maintenance tasks and a strong understanding of both technical and mechanical systems. You will be responsible for routine inspections, troubleshooting issues, and executing repairs to ensure a safe and welcoming environment for our residents and visitors. In addition to technical skills, effective communication and problem-solving abilities are essential as you will interface with tenants, property managers, and contractors. As an Operations Manager, you will contribute to maintaining the aesthetic and functional standards of our properties, helping to enhance their value and appeal in the competitive real estate market. Responsibilities Perform regular inspections of properties to identify maintenance needs. Identify potential and existing deficiencies and see to their remediation in a timely manner. Conduct minor repairs and maintenance tasks in plumbing, electrical, and HVAC systems. Serve as liaison with tenants, responding to maintenance requests promptly and efficiently. Coordinate with external contractors for larger repair projects as needed. Keep maintenance records and documentation organized and up-to-date. Assist in the preparation of vacant units for new tenants. Perform light cleanup duties as needed at properties. Ensure compliance with safety regulations and maintain a safe work environment. Qualifications Proven experience in maintenance or a technical field. Strong troubleshooting and problem-solving skills. Familiarity with plumbing, electrical, and HVAC systems. Ability to operate maintenance equipment and tools safely and effectively. Excellent communication skills, both verbal and written. Ability to work independently and manage time effectively. Willingness to be on-call for emergency repairs and maintenance issues. Primarily traveling across Southwest Ohio between Lima, Dayton, Cincinnati and Northern Kentucky.
