The Property Manager is responsible for overall property performance, resident relations, property condition, maintenance coordination, vendor oversight, compliance, and financial accountability. This position requires someone who takes ownership of issues from identification through resolution and can effectively manage multiple priorities in a fast-paced environment. Key Responsibilities Property Operations Oversee the day-to-day operations of assigned properties. Conduct routine property inspections and ensure properties consistently meet company standards. Monitor curb appeal, common areas, building conditions, safety concerns, and overall property appearance. Identify operational deficiencies and take ownership of correcting them. Ensure company policies, procedures, and property standards are consistently followed. Maintain accurate property records and documentation. Resident Relations Serve as a primary point of contact for resident needs and concerns. Respond to resident concerns professionally and promptly. Manage escalated resident issues and follow through until resolution. Address lease violations and ensure appropriate notices and documentation are completed. Assist with delinquency management, payment arrangements, and eviction processes in accordance with company policy and applicable laws. Provide a positive resident experience while consistently enforcing lease terms and community policies. Maintenance & Property Condition Work closely with the Maintenance team to monitor work orders, preventative maintenance, unit turns, inspections, and recurring property issues. Follow up on outstanding maintenance items and ensure timely completion.
- Monitor unit turn progress and property readiness.
Identify recurring maintenance or property-condition concerns and work toward long-term solutions. Ensure vacant units, common areas, grounds, and building systems are maintained to company standards. Vendor Management Coordinate and monitor vendors providing services to assigned properties. Verify contracted services are being completed according to scope and company expectations. Address vendor performance issues promptly. Review invoices and confirm work has been satisfactorily completed prior to approval. Obtain proposals and coordinate property projects as needed. Financial & Administrative Responsibilities Monitor property-level expenses and assist with budget management. Review invoices, charges, resident accounts, and property documentation for accuracy. Monitor delinquency and actively participate in collection efforts. Identify opportunities to control expenses and improve property performance. Maintain organized records and provide regular reporting on property performance, outstanding issues, and action items. Team Collaboration Work collaboratively with Maintenance, Leasing, Accounting, and company leadership. Communicate professionally and effectively across the organization. Participate in property and operational meetings. Provide timely updates regarding significant property issues, resident concerns, projects, and operational risks. Support company initiatives and contribute to improving processes as the portfolio continues to grow. Qualifications Property management or multifamily housing experience preferred. Strong organizational and time-management skills. Ability to independently manage multiple properties, priorities, and deadlines.
