We are looking for a sales-driven, people-first Property Manager. This person will be the face of our Huber Heights community — leading the leasing process, building strong relationships with residents, and helping prospective residents feel welcome. You will manage a 96-unit property, handling both daily communication and paperwork, and making decisions on resident matters — from the first showing to a signed lease. Key Responsibilities Leasing, Sales & Marketing Show available units to prospective residents and work to turn interest into signed leases. Respond quickly to rental inquiries, screen applicants, and guide them through the application process. Communicate decisions clearly. Review and approve applications based on our screening guidelines. Manage leasing for our 96-unit Huber Heights property, working to keep vacancy low and occupancy high. Coordinate move-in and move-out logistics and follow up on late rent. Keep property listings accurate, appealing, and up to date on all rental platforms. Support social media and marketing efforts to promote available units and community life. Resident Relations Be the main point of contact for residents, handling related communication and paperwork. Support the lease renewal process and make sure residents follow community policies. Address resident concerns and make decisions on lease or resident issues. Escalate only when needed. Hold residents accountable to community standards in a way that is firm but fair. Work with residents to resolve late rent, applying payment policies fairly and consistently. Help plan community events to build resident satisfaction and encourage residents to stay. Inspections & Compliance Conduct a 90-day inspection after each move-in to check lease compliance, cleanliness, and condition. Conduct annual inspections before lease renewals. Document findings and address issues with residents. Perform other general property inspections as needed (not maintenance-related). Property Support Hold the on-site maintenance tech accountable for staying on task day-to-day, even without direct, constant oversight — checking in on progress and priorities regularly. Coordinate with and oversee outside contractors, ensuring work is completed on time and to standard. Address delays or quality issues directly, and escalate or find alternate contractors when needed. Prioritize and communicate maintenance requests to keep work on track. Track which units are ready to rent. Keep resident records up to date in AppFolio, our property management software. Financial Oversight Review and help manage the property's P&L, staying familiar with income and expense line items. Flag unusual or concerning line items and follow up to understand the cause. Maintain budgets, trackers, or reports in Excel as needed to support property operations. Qualifications Experience in leasing, sales, resident relations, or property management is strongly preferred. Experience in food service, retail, or another fast-paced customer service job is also a good fit. We value people who can move quickly and give great service, even when things get busy. A track record of success in sales or leasing. Strong people skills and the ability to solve problems. Strong decision-making and communication skills. Patience and clarity when communicating with residents from different language backgrounds. Bilingual is a plus. A professional, positive presence in all interactions. Comfortable using computers, including Microsoft Office (Outlook, Word, Excel) and property management software (AppFolio or similar). Organized and detail-oriented, able to manage the full scope of leasing and administrative work for a 96-unit property. Experience reviewing or managing a property's financial reports (P&L, budgets) is a plus. Strong Excel skills — comfortable building and maintaining trackers, budgets, or reports from scratch. Comfortable working independently with a high degree of autonomy and minimal day-to-day oversight, while holding yourself accountable to results. Experience managing or holding accountable people who don't directly report to you (e.g., maintenance staff, contractors) is a plus. Schedule & Reporting Full-time position; part-time will be considered. Based on-site in Huber Heights, with flexibility in hours and schedule — including the ability to work a longer day during the week for prospect tours, with flexibility such as leaving early on Fridays.
