May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This role is centered around communication, tenant relationships, organization, and ownership. The ideal candidate knows their tenants, understands what is happening throughout the properties, anticipates needs, and knows how to engage the right resources to get things done. This is not a hands-on maintenance position. You will partner closely with maintenance teams and vendors, understand enough to assess urgency and coordinate the right resources, and ensure tenants are kept informed through resolution. Key Responsibilities Build strong, professional relationships with tenants and serve as their primary point of contact. Provide exceptional communication and proactively keep tenants informed. Respond to tenant concerns with empathy, urgency, professionalism, and sound judgment. Partner with maintenance and vendors to prioritize requests, coordinate repairs, monitor progress, and close the loop with tenants. Regularly walk the properties and proactively identify maintenance, safety, cleanliness, trash, landscaping, and community concerns. Manage tenant information, communications, payments, maintenance requests, leases, insurance, notices, and documentation through Buildium Property Management Software. Monitor rent collection, late payments, required notices, and established collection/eviction processes. Reinforce community expectations including pet waste, trash/bulk disposal, property appearance, and other policies. Maintain organized and accurate tenant records and documentation. Communicate significant property, tenant, maintenance, and financial concerns to ownership. Know when to resolve an issue directly and when to engage maintenance, a vendor, ownership, or another resource. Take ownership of commitments and ensure issues are followed through to completion. Initial Priorities The Property Manager will help transition the properties into a more organized, relationship-focused management experience. Initial responsibilities will include establishing the new management phone and email, completing Buildium training, auditing and setting up all tenant records, introducing the new management structure to tenants, and establishing Buildium for rent payments, maintenance requests, documentation, and communication. This person will also help establish automated communications for rent due dates, late fees, required notices, and eviction timelines, coordinate updated property signage/contact information, and review existing tenant and maintenance issues to ensure nothing falls through the cracks. What We're Looking For Significant property management experience required Proven experience managing residential properties and tenant relationships Exceptional written and verbal communication skills Strong judgment and ability to handle difficult conversations professionally Highly organized with excellent attention to detail and follow-through Experience with rent collection, leases, notices, maintenance coordination, and tenant documentation Experience with Buildium or similar property management software Working knowledge of property maintenance and ability to recognize urgency and engage the appropriate resource Ability to coordinate and hold maintenance teams and vendors accountable Comfortable working independently and managing multiple priorities Professional, approachable, resourceful, and proactive Join us as a Property Manager to lead our facilities into a safer, more efficient future!
