Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Full-Time Position Summary We are seeking an experienced and results-oriented Senior Property Manager to lead the operations of our growing residential portfolio consisting of approximately 600 apartment units across six communities throughout Central Ohio. This leadership position is responsible for driving operational excellence, maximizing financial performance, developing high-performing teams, and ensuring an exceptional resident experience. The ideal candidate is an accomplished property management professional with a minimum of six years of property management experience, a strong understanding of financial operations, and a proven ability to lead multiple communities while fostering a culture of accountability, collaboration, and continuous improvement. This position works directly with ownership to develop operational strategies, improve portfolio performance, and support the continued growth of the company. Key Responsibilities Oversee the daily operations of approximately 600 residential units across six apartment communities. Ensure each community consistently meets company standards for operations, appearance, maintenance, compliance, and resident satisfaction. Develop and implement operational strategies that improve occupancy, resident retention, rental revenue, and overall portfolio performance. Conduct regular property inspections and identify opportunities to improve operations, curb appeal, and customer service. Prepare, administer, and manage annual operating budgets while maintaining expense control and maximizing Net Operating Income (NOI). Analyze financial statements, budget variances, occupancy trends, and other key performance indicators to make informed operational decisions. Monitor rent collections, delinquency, and eviction activity while ensuring company policies and legal requirements are consistently followed. Recruit, supervise, mentor, and develop property management and maintenance personnel. Conduct employee performance evaluations and provide ongoing coaching, training, and professional development. Coordinate maintenance operations, preventative maintenance programs, capital improvement projects, and unit turnover schedules. Develop and maintain strong relationships with residents, vendors, contractors, and business partners. Negotiate vendor agreements and monitor contractor performance to ensure quality work and cost-effective service. Utilize Buildium Property Management Software to oversee property operations, financial reporting, maintenance tracking, resident records, and portfolio performance. Prepare and submit accurate and timely operational reports to ownership. Ensure compliance with Fair Housing regulations, Ohio landlord-tenant laws, company policies, and all applicable federal, state, and local regulations. Identify opportunities to improve operational efficiency, implement best practices, and contribute to the continued growth and success of the organization. Perform additional duties and special projects as assigned. Qualifications Minimum of six (6) years of progressive experience in residential property management with demonstrated leadership responsibilities. Experience managing multiple residential communities or a large multifamily portfolio preferred. Strong financial management skills, including budgeting, forecasting, expense management, and financial analysis. Experience preparing executive-level operational and financial reports. Proficiency with Buildium Property Management Software or comparable property management systems. Strong knowledge of Fair Housing regulations and Ohio landlord-tenant law. Exceptional leadership, communication, organizational, and problem-solving skills. Proficiency with Microsoft Office, including Excel, Word, and Google Workspace. Ability to prioritize multiple responsibilities while maintaining a high level of professionalism and attention to detail. Valid driver's license with reliable transportation. Certified Apartment Manager (CAM), Certified Property Manager (CPM), Accredited Residential Manager (ARM), or equivalent professional designation. ( Preferred) Why Join Our Team?
