Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Overview We are seeking an energetic and highly organized Property Manager to lead a brand new built-to-rent luxury apartment home (villa) neighborhood in Perrysburg, with enthusiasm and professionalism. In this pivotal role, you will oversee daily operations, ensure tenant satisfaction, and maintain property value through proactive management and strategic planning. This is a lease-up property and lease-up experience is preferred. Your expertise in property management tools, legal regulations, and team leadership will drive success across multiple properties, creating a positive experience for tenants and stakeholders alike. This position offers an exciting opportunity to make a tangible impact within a dynamic real estate environment. Duties Manage all aspects of property operations, including leasing, rent collection, maintenance coordination, and tenant relations to ensure smooth day-to-day functioning for a single asset in Perrysburg with a reputable, Ohio-based builder/owner. Oversee lease or rental agreement management, ensuring compliance with Fair Housing regulations, Landlord-tenant law, and local regulations. Utilize property management software Yardi and Knock to track prospects, financials, occupancy rates, maintenance requests, and compliance documentation. Lead a team of property staff by providing guidance, training, and performance evaluations to foster a high-performing work environment. Coordinate property maintenance and facilities management activities to uphold safety standards and enhance property appeal. Conduct regular inspections and audits to ensure properties meet legal standards and company policies. Prepare budgets, monitor expenses, and implement cost-saving strategies while maintaining quality service delivery. Communicate effectively with clients, tenants, vendors, and contractors via phone etiquette and professional client communication practices. Handle conflict management situations with tact and professionalism to resolve disputes efficiently. Maintain accurate data entry, filing systems, and records related to leasing contracts, legal documents, and maintenance logs. Skills Proficiency in property management tools such as Yardi, Knock CRM, Microsoft Teams, Outlook, among others. Proven experience in property leasing, sales strategies, upselling rental units or services to prospective tenants and training a leasing staff. Excellent team management skills with the ability to motivate staff and foster collaboration across departments. Exceptional customer service skills combined with effective negotiation abilities for lease agreements or contract discussions. Solid understanding of budgeting processes along with facilities management practices for property upkeep. Legal administrative experience including filing legal documents related to evictions or lease disputes. Office experience with Microsoft Office Suite (Word, Excel) for reporting and correspondence purposes. Ability to handle conflict situations calmly while maintaining positive relationships with tenants and vendors. Strong organizational skills for data entry, filing systems, and maintaining comprehensive records aligned with regulatory standards. Lease-up experience in luxury class A multifamily required. Preference will be given to candidates who have served as lease-up property managers in the greater Toledo/Perrysburg area.
Pay:
$55,000.00 - $60,000.00 per year
