The Property Manager will serve as a key point of contact between building ownership, tenants, maintenance personnel, security, contractors, and service providers. This individual will be responsible for ensuring that building operations run efficiently, tenant concerns are addressed promptly, vendors are properly coordinated, and property standards are consistently maintained. This is a full-time, on-site position requiring a proactive and hands-on individual who is comfortable taking ownership of building operations and following issues through to completion. Key Responsibilities Oversee the daily operations and management of One SeaGate. Serve as a primary point of contact for tenants regarding building operations, maintenance requests, access issues, and other property-related concerns. Build and maintain professional relationships with tenants and respond to tenant requests in a timely manner. Conduct regular property inspections and proactively identify maintenance, safety, cleanliness, security, and operational issues. Coordinate building maintenance, repairs, inspections, preventive maintenance, and improvement projects. Work closely with building maintenance personnel and coordinate HVAC, electrical, plumbing, elevators, fire/life-safety systems, and other building systems. Manage and coordinate contractors, cleaning companies, security personnel, maintenance vendors, and other service providers. Monitor vendor performance and ensure contracted work is completed properly and on schedule. Manage building access control, keys, security procedures, loading dock access, freight elevator use, and contractor/vendor access. Coordinate tenant move-ins, move-outs, deliveries, construction activities, and tenant improvement projects. Track work orders and follow up to ensure maintenance requests and building issues are resolved in a timely manner. Assist with vendor contracts, service agreements, proposals, purchase orders, and invoices. Assist with annual property budgets, operating expenses, forecasting, and expense control. Support tenant billing, CAM-related expenses, and other property accounting responsibilities as needed. Maintain accurate and organized building records, including vendor documentation, certificates of insurance, inspection records, access records, contracts, and maintenance documentation. Coordinate required inspections and support compliance with applicable building, fire, safety, and local requirements. Respond to building emergencies and coordinate with maintenance, security, contractors, emergency services, and ownership when necessary. Identify opportunities to improve building operations, tenant experience, safety, efficiency, and property appearance. Provide regular reports and updates to ownership regarding tenant matters, building operations, maintenance activities, projects, expenses, and outstanding issues. Qualifications Previous experience in commercial property management, commercial building operations, facilities management, or a related field. Experience managing a multi-tenant commercial office building is strongly preferred. Working knowledge of commercial building operations, maintenance practices, and building systems. Strong tenant relations and customer service skills. Experience coordinating contractors, vendors, maintenance personnel, and service providers. Strong organizational and time-management skills with the ability to manage multiple priorities simultaneously. Strong written and verbal communication skills. Ability to independently identify problems, determine appropriate next steps, and follow through until issues are resolved. Basic understanding of property budgets, operating expenses, contracts, invoices, and purchasing. Proficiency with Microsoft Outlook, Excel, Word, Teams, and other standard business software.
