Overview We are seeking a highly skilled and proactive Property Manager to oversee the daily operations and maintenance of our facilities. This role is essential in ensuring the optimal performance, safety, and efficiency of our properties. The ideal candidate will possess strong management capabilities, technical knowledge of mechanical and electrical systems, and a comprehensive understanding of facilities maintenance procedures. This position offers an exciting opportunity to lead maintenance teams, implement safety regulations, and manage projects that enhance property value and tenant satisfaction. Duties Perform written evaluations and make salary reccommendations, as directed, for employees under your supervision. Make reasonable and responsible purchasing decisions for the property within purchasing limit and operate property within budgetary constraints, advising immediate supervisor of any and all deviations from budget. Control property vacancies including marketing, unit turnover, new applicant processing and all move-in/move-out activities. Ensure compliance with safety regulations by conducting regular safety audits and training staff on proper procedures. Coordinate projects related to facilities upgrades or repairs, including managing budgets, timelines, and contractor relationships. Train and supervise personnel under your direction. Supervise and set priorities for all maintenance and administrative staff. Interact with residents, owners, government officials and others professionally and in a manner which creates good residents/management relationships. Supervision collection of all moneys due including rent, late charges and damages. Ensure that all governments reporting; HUD vouchers, Tax Credit reports or other required reports are submitted in a timely manner. Maintain waiting list and perform other property management functions as assigned. Skills Certified Occupancy Specialist (COS) required. Tax credit specialist background required. Proven management experience supervising facilities maintenance teams or similar operational groups. Proficiency in using schematics for troubleshooting electrical or mechanical issues. Excellent project management skills with the ability to coordinate multiple tasks simultaneously. Effective team management skills combined with leadership qualities to motivate staff toward operational excellence. Ability to interpret engineering schematics and technical manuals accurately. Strong communication skills in English for clear reporting and coordination across teams. Basic computer literacy with knowledge of Word Perfect. Must be bondable and have a valid driver's license. Pay:

$50,000.00 - $60,000.00 per year
