Job Description

Position Summary The Property Portfolio Manager is responsible for the day-to-day operations, administration, marketing, and maintenance coordination of residential rental properties. This role requires strong organizational skills, attention to detail, excellent communication abilities, and the capacity to manage multiple priorities in a fast-paced environment. Key Responsibilities Administrative & Clerical Duties Perform general clerical duties including scanning, emailing, photocopying, faxing, mailing, and filing. Create and modify documents, flyers, charts, and spreadsheets using Microsoft Office, Google applications, and AppFolio. Prepare written correspondence via email, letter, or fax. Upload and maintain documents in web portals and cloud-based systems. Maintain and organize office areas, company files, literature, phones, software, and hardware. Create and maintain company reports and transaction records for tenants and property owners. Learn and utilize property management software (Appfolio) to input and update property, tenant, and owner information. Leasing & Marketing Advertise vacancies using digital marketing strategies and update company websites and online listings. Create and update print and digital marketing materials. Show vacant units using professional marketing procedures. Prepare and execute rental agreements. Schedule showings, inspections, and appointments while maintaining calendar reminders and deadlines. Tenant & Owner Relations Serve as a primary contact for tenants, owners, and vendors. Answer incoming telephone calls and respond to inquiries promptly and professionally. Correspond with tenants, vendors, and property owners regarding property matters. Send and post notices for compliance with rules and regulations when violations occur. Maintain complete and organized tenant and owner transaction files. Maintenance & Operations Create, coordinate, and distribute work orders (tenant requests, turnover work, owner requests). Turn vacant units efficiently to minimize downtime. Oversee and ensure proper maintenance of grounds and rental units. Be available and responsive in the event of emergencies. Coordinate with vendors and contractors as needed. Perform other duties as assigned. Qualifications High school diploma or equivalent required; Associate's or Bachelor's degree preferred. Previous property management or administrative experience preferred. Proficiency in Microsoft Office, Google Workspace, and property management software (AppFolio experience a plus). Strong organizational and time management skills. Excellent written and verbal communication skills. Ability to multitask and work independently. Professional appearance and customer service mindset. Valid driver's license is required. Pay:
$19.00 - $23.00 per hour
