We are a small commercial real estate management company by design. We believe a focused team can provide better property management by staying close to our buildings, tenants, and clients. Our property managers have meaningful responsibility for their portfolios, direct relationships with property owners, and the autonomy to solve problems and make recommendations. This is not a position where information simply gets passed from tenants and vendors to property owners. Our clients expect us to understand an issue, determine what matters, develop a recommendation and help move it toward resolution. We give our property managers considerable independence. We do not believe in micromanaging capable people. In return, we expect good judgment, strong follow-through, attention to detail and proactive communication. You should be comfortable identifying what needs to be done, moving it forward, and recognizing when an issue warrants additional input or assistance. The right person will enjoy the variety that comes with commercial property management. Some days are spent primarily in the office working on budgets, leases, financial reports and client communication. Others involve meeting with tenants, touring space, inspecting properties, overseeing projects or working with vendors. You will be expected to know your buildings and take pride in managing them as though they were your own. What You'll Do Own your portfolio and client relationships. Serve as a primary point of contact for property owners and develop a nuanced understanding of their properties, priorities and objectives. Communicate proactively about building operations, financial performance, leasing activity, tenant matters, capital projects and emerging issues. Bring clients solutions and recommendations rather than simply presenting problems. Manage tenant relationships. Develop strong relationships with the businesses occupying your properties. Respond to tenant questions and concerns, coordinate maintenance and repairs, manage move-ins and move-outs, address lease-related issues and follow through to make sure problems are resolved. Excellent tenant service is fundamental to the position. Understand the numbers. Work closely with our accounting team on monthly financial and management reporting, annual property budgets, CAM/NNN reconciliations, accounts receivable and expense management. Review property performance, recognize inconsistencies or emerging problems and be able to explain financial results clearly to a property owner. Participate in leasing. Manage and coordinate leasing activity within your portfolio, including prospective tenant tours, LOIs, lease proposals, renewals, lease documentation and marketing of available space. Work directly with tenants, prospective tenants and third-party brokers. Manage vendors and building operations. Develop strong relationships with our vendor partners. Obtain and evaluate proposals, coordinate service and repair work, review contracts and invoices, inspect completed work and ensure our properties receive high-quality service at appropriate costs. Conduct regular property inspections and help ensure appropriate preventative maintenance of building systems. Manage projects. Coordinate tenant improvements, repairs and capital improvement projects from planning through completion. Participate in development or redevelopment projects when appropriate and provide an operating perspective on design, maintenance, cost and marketability. Be part of running the company. Because we are small, your contribution is not limited to your assigned portfolio. You will participate in discussions about new business, company procedures, best practices and how we can do things better. Good ideas do not have to travel through layers of management before they are implemented. What We're Looking For We care about commercial real estate experience, but we are equally interested in how you think and operate. The successful candidate will have a bachelor's degree and demonstrate excellent written and verbal communication, strong financial and analytical ability, sound judgment and problem-solving skills, and exceptional organization and time management. You should be comfortable managing multiple competing priorities without requiring someone else to continually determine what comes next. You should be professional and confident interacting with property owners, tenants, brokers, contractors, and other professionals, and capable of remaining calm when something does not go according to plan. Commercial property management or related commercial real estate experience is strongly preferred. Experience reading and interpreting commercial leases and contracts is also preferred. A State of Oregon Property Manager license is preferred but not required at hire. If not already licensed, you will be expected to obtain the appropriate Oregon license within your first year of employment. Experience with AppFolio, Excel, Word, and Outlook is helpful, with strong general computer literacy expected. The Right Person

  • Cell phone reimbursement A Day in the Life There really is not a typical day, which is part of what makes the position interesting.
You might begin your morning reviewing email, property financials and priorities for the day before meeting with the team to discuss a new client or an improvement to one of our internal processes. From there, you might tour a vacant suite with a prospective tenant and broker, meet with an existing tenant to explain its NNN reconciliation, and stop at another property to inspect recently completed vendor work. Back at the office, you could review an aging report, approve and properly code vendor invoices, work on a lease renewal, review a monthly financial report, or coordinate an upcoming capital project. An owner may then ask for your thoughts about two proposals to modernize an aging elevator. Your job is not simply to forward the proposals. Your job is to understand the alternatives, evaluate cost and timing, consider the effect on the property's budget, and give the owner a thoughtful recommendation.
