Job Description

SUMMARY:
Responsible for overall business activities of the community including the office administration, tenant relations, marketing, vendor and maintenance scheduling, accounting and staff supervision. Perform duties in accordance with established company procedures and Fair Housing regulations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
(Other duties may be assigned.) Interact with current and future tenants to ensure the highest levels of tenant satisfaction Provide reasonable availability to handle community business, including but not limited to posted office hours, emergency contact routing, and emergency entry & maintenance procedures Collect, record, and deposit monies on behalf of the community in accordance with established company procedures including but not limited to rents, fees, and security deposits. •Employee is responsible & liable for all funds from receipt until deposit. Maintain appropriate records, forms and tenant files including but not limited to rental agreements, receipts, inspection reports, refund statements, and payment records. Prepare reports as requested including but not limited to receivable reports, variance reports, maintenance logs, work logs, quarterly marketing reports and accounting reports. Prepare and execute appropriate tenant notices including but not limited to late payment notices, FED's, non-compliance notices and 24 hour entry notices. Complete physical inspections of occupied and unoccupied units in accordance with established company procedures. Accept, screen and review new tenant application in accordance with established company procedures. Schedule maintenance and repair of occupied and unoccupied units in accordance with established company procedures. Visually inspect property daily ensuring that premises are clean and free of garbage, clutter, excessive vegetation, pest and other debris. All public areas of property should be clean and attractive. Routinely inspect property grounds for safety and security including but not limited to public interior and exterior lighting, trip hazards on walkways, general hazards to the public. Monitors property financial performance against established budget and recommends adjustments to operations for continuous improvement. Supervises the work of any additional onsite staff or external vendors.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to communicate effectively both in written format and oral presentation. Ability to multi-task and establish priorities. Ability to maintain organization in a changing environment. Exhibits initiative, responsibility, flexibility and leadership. Must possess working knowledge of fair housing regulations. Ability to operate telephone, printer/scanner and computer workstation. Must be proficient in Office software - internet, email, word processing, and spreadsheets.
MINUMUM REQUIREMENTS
High school diploma or equivalent. 2+ years experience in multi-family property management. Applicants for this position must be able to produce a negative drug test.
MATHEMATICAL SKILLS
Ability to accurately calculate figures and amounts such as rents, deposits and fees.
REASONING ABILITY
Ability to communicate sensitive information to principals and clients. Ability to solve practical problems and deal with a variety of concrete variables in situations where broad standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 40 pounds. Specific vision abilities required by this job include close vision; distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
WORK ENVIRONMENT
The work environment characteristics are those of an apartment community. Routinely sitting at a computer work station or walking, bending and stretching to maintain the physical grounds. The employee is routinely exposed to environmental elements and weather conditions.
