Job Description

Property Manager - Residential Property Management We are a local real estate and property management company looking for a licensed, experienced, organized, and dependable Property Manager to join our team. This is a hands-on position for someone who enjoys working with people, solving problems, staying organized, and keeping multiple priorities moving at the same time. Property management can be fast-paced, so we're looking for someone who communicates well, pays attention to the details, and can confidently handle the day-to-day needs of tenants, property owners, vendors, and our management team. The ideal candidate is professional and approachable, takes initiative, follows through, and understands that no two days in property management are exactly the same. What we're looking for: Property management, real estate, housing, or related experience preferred Strong customer service and communication skills Excellent organizational skills and attention to detail Ability to prioritize and manage multiple tasks and deadlines Comfortable handling difficult conversations and conflict when necessary Strong written communication skills Ability to work independently while also being part of a small team Dependable, proactive, and willing to take ownership of responsibilities Comfortable using computers, email, property management software, and standard office programs Ability to learn new systems and procedures quickly Valid driver's license and reliable transportation for property visits and inspections Compensation & Benefits Compensation based on property management experience and qualifications Paid time off 401(k) program Full-time position Supportive, team-oriented work environment We can't provide insurance at this time, but we can promise a fun, hardworking team that appreciates what you bring to the table (and doesn't mind a little goofiness to make the days brighter). Responsibilities- Manage day-to-day operations of assigned residential rental properties Serve as a primary point of contact for tenants and property owners Respond to tenant questions, concerns, maintenance requests, and lease-related matters Coordinate maintenance and repairs with vendors and property owners Follow up on work orders to ensure repairs are completed in a timely manner Conduct routine property inspections, move-in inspections, and move-out inspections Prepare and process lease agreements, renewals, addenda, notices, and other property management documents Monitor lease compliance and address violations when necessary Assist with rent collection, delinquency follow-up, and account questions Coordinate property turnovers, including cleaning, repairs, landscaping, and preparation for new tenants Assist with marketing available rental properties and coordinating showings Communicate with applicants throughout the application and screening process Communicate regularly with property owners regarding maintenance, tenant concerns, property condition, and other management matters Work closely with office staff to ensure deadlines and responsibilities are completed Maintain professionalism and confidentiality when handling sensitive situations Help resolve tenant and owner concerns calmly, fairly, and professionally Stay familiar with applicable landlord-tenant laws and property management requirements The Right Person for Our Team We're looking for someone who understands that good property management is about more than collecting rent and coordinating repairs. It requires communication, follow-through, good judgment, documentation, and the ability to work with many different personalities. You should be someone who can look at a busy day, prioritize what needs immediate attention, and keep the rest moving forward without losing track of the details. We value a positive attitude, a strong work ethic, common sense, and someone who is willing to jump in and help when needed. We are a small team, so being dependable and working well together is extremely important.
