Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Your Job You are assigned a portfolio of 1-4 properties, each with a local property maintenance and cleaning team that will work under your supervision. You engage directly with these properties and your property team(s) to ensure that they are managed at the highest possible level of excellence, consistent with Stanford's vision, mission and values. You are responsible for the full scope of activities related to the successful management of your properties, including tenant relations, community and vendor relationships, legal and regulatory requirements, maintenance and capital improvement needs, budget management, and other activities, as required to achieve stated outcomes. Your Supervisory Responsibilities You will supervise local property staff including maintenance, cleaning and tenant support. Your Team(s)
Property Managers :
You will be supported in your work by a Senior Property Manager and, through them, will be part of a team of Property Managers providing mutual support and cooperation.
Local Property Team :
At each property, you will manage, and be part of, a small team comprised of a Maintenance Technician (or equivalent), Cleaning Specialist (or equivalent) and, in rare instances, a Resident Services Coordinator.

What is Required to be Successful As a Property Manager, you must have a unique combination of organizational and people skills. You must be highly self-motivated, organized, and a skilled leader and independent thinker, able to work in an autonomous manner while maintaining strong communication with your colleagues and Senior Property Manager, as well as the home office. You must be a patient and active listener with healthy boundaries and the desire to deal with problems involving multiple variables and in situations where little standardization exists. You must have a strong ability to prioritize, multi-task, meet deadlines and be able to switch focus quickly when needed. You must be able to establish and maintain credibility within the organization and with external vendors and stakeholders. The Property Manager is responsible for the daily operations of an assigned property (or portfolio of properties), ensuring efficient management, financial performance, regulatory compliance, and high levels of resident satisfaction. Working under the supervision of the Senior Property Manager, this role provides leadership to on-site staff, oversees leasing and maintenance functions, and ensures consistent implementation of company policies and procedures. Key Responsibilities Property Operations Oversee day-to-day operations of assigned property, including leasing, rent collection, maintenance coordination, and resident services. Ensure all property records, leases, and documentation are accurate, organized, and compliant with company standards. Conduct regular site inspections to ensure the property is well-maintained, safe, and attractive. Coordinate vendor services, contracts, and purchasing for property needs. Financial Management Prepare and manage the property's annual budget in collaboration with the Senior Property Manager. Monitor income, expenses, and cash flow to ensure financial targets are met. Ensure timely rent collection, manage delinquencies, and enforce lease terms. Review and approve invoices, purchase orders, and expense reports. Leasing & Marketing Oversee leasing activity to maintain targeted occupancy and minimize vacancies. Ensure units are turned over efficiently and meet quality standards before move-in. Monitor market trends and recommend adjustments to pricing, marketing, or leasing strategies. Maintain accurate records of lease renewals, notices, and resident turnover. Resident Relations Build strong relationships with residents to ensure satisfaction, retention, and positive community engagement. Address and resolve resident concerns promptly and professionally. Enforce lease policies fairly and consistently. Organize and support community-building initiatives or events. Staff Leadership & Development Supervise on-site staff (leasing, maintenance, administrative) and provide direction, training, and performance management. Foster a culture of accountability, teamwork, and service excellence. Ensure staff follow company policies, safety standards, and compliance requirements. Compliance & Risk Management Ensure compliance with all local, state, and federal housing regulations and landlord-tenant laws. Maintain accurate resident files and records required for compliance and audits. Oversee risk management practices, including safety inspections and incident reporting. Qualifications Bachelor's degree in business, Real Estate, or related field preferred, or equivalent experience. 3-5 years of property management experience, including staff supervision. Strong knowledge of leasing, property operations, and landlord-tenant laws. Proficiency with property management software (e.g., Yardi, AppFolio, RealPage) and MS Office Suite. CAM, ARM, or similar designation a plus. Competencies Strong leadership and organizational skills. Excellent communication and customer service abilities. You will engage in a wide range of activities associated with normal office environments, including sitting, kneeling, bending and standing, and using hands and fingers to manipulate a keyboard and mouse, telephone, and other office devices. You may, at times, be exposed to outside weather conditions or be exposed to wet and/or humid conditions, moving mechanical parts, high, precarious places, fumes or airborne particles, toxic or caustic chemicals, or risk of shock and vibration Your Supervisory Responsibilities You will supervise local property staff including maintenance, cleaning and tenant support. Educational/Experiential Requirements:
High School diploma or GED; Minimum of two years' experience in the affordable housing industry and/or an equivalent combination of education and experience. COS and STAR Certification or willingness to obtain in your first year of employment. (Stanford Management will underwrite the cost of these certifications, as needed.) REAC experience and working knowledge of facilities management highly preferred. Knowledge of Section 515, Section 8, LIHTC and RLP programs. Strong math skills. High level written and verbal communication skills. Competence in Office 365 applications (Excel, Word, Outlook), as well as property management software, and ability to learn and apply new skills quickly.
Physical demands:
You engage in a wide range of activities associated with normal office environments, including sitting, kneeling, bending and standing, and using hands and fingers to manipulate a keyboard and mouse, telephone, and other office devices. You will regularly drive to Stanford properties up to several hours from your home office, using a personal or company car. You will regularly move about Stanford properties to inspect facilities and meet with co-workers.
Your Work Environment:
Your work environment is a normal office setting. You will spend no less than 3 days each week visiting other Stanford properties and/or working in/with those properties via distance technology. The noise level in the work environment is usually quiet. As required, you will travel to the home office or other venues via car, air or other public transportation.
Your Salary and Benefits Salary :
Your salary has been negotiated at the time of hire and will be reviewed on an annual basis. Benefits.
