May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
Position Overview The Property Manager is responsible for overseeing the daily operations, financial performance, and resident experience of an assigned residential community. This role provides leadership to onsite teams while ensuring the property operates efficiently, achieves financial objectives, and maintains the highest standards of service, safety, and operational excellence. The Property Manager is accountable for maximizing Net Operating Income (NOI), managing operating expenses, ensuring regulatory compliance, preserving the physical asset, and fostering a positive resident experience. This position partners closely with Leasing, Maintenance, Accounting, and Operations to support occupancy, resident retention, and long-term asset performance. This role requires strong leadership, financial acumen, operational expertise, and the ability to make sound business decisions while managing multiple priorities in a fast-paced environment. Key Responsibilities Operational Leadership Oversee the day-to-day operations of the property, ensuring alignment with company standards, policies, and operational objectives Supervise, coach, and develop onsite team members, including Assistant Property Managers, Maintenance staff, Concierge staff, and administrative personnel Foster a collaborative, customer-focused culture that promotes accountability and operational excellence Ensure all departments work cohesively to provide an exceptional resident experience Conduct regular property inspections to maintain community appearance, cleanliness, and operational standards Financial Management & Performance Develop, manage, and monitor the property's annual operating budget Analyze monthly financial statements, P&L reports, and budget variances Identify opportunities to increase revenue, reduce expenses, and improve Net Operating Income (NOI) Approve invoices, monitor expenditures, and maintain appropriate cost controls Ensure timely and accurate completion of financial reporting and operational metrics Leasing Partnership & Revenue Alignment Partner with the Leasing Department to support occupancy goals and overall asset performance Ensure apartment homes are operationally ready for leasing, move-ins, and resident transfers Coordinate with Leasing to maintain accurate unit availability and turnover schedules Support resident retention initiatives through exceptional customer service and operational execution Collaborate with Leasing leadership to identify opportunities that improve occupancy and resident satisfaction Maintenance & Asset Preservation Partner with the Maintenance Manager to ensure the property remains safe, clean, fully operational, and well-maintained Monitor preventative maintenance programs and work order completion Ensure vacant apartment homes are completed within established timelines and company standards Oversee vendor relationships, contractor performance, and quality of completed work Identify capital improvement needs and provide recommendations to leadership Resident Relations & Customer Experience Promote a positive living experience through responsive and professional customer service Address and resolve escalated resident concerns in a timely and effective manner Foster resident engagement and support community-building initiatives Monitor resident feedback and implement strategies to improve satisfaction and retention Ensure consistent delivery of KRE's customer service standards Compliance & Risk Management Ensure compliance with all company policies, Fair Housing regulations, safety requirements, and applicable federal, state, and local laws Maintain accurate property records, documentation, and reporting Coordinate required property inspections and ensure corrective actions are completed timely Promote workplace safety and ensure compliance with OSHA standards and company safety programs Identify operational risks and implement corrective actions when necessary Team Leadership & Development Recruit, onboard, coach, and develop onsite team members Conduct performance evaluations, coaching conversations, and employee development discussions Establish clear performance expectations and promote accountability Support employee engagement and maintain a positive team culture Collaborate with Human Resources on employee relations matters, performance management, and talent development Strategic & Operational Support Participate in operational planning, budgeting, and portfolio initiatives Support acquisitions, transitions, special projects, and operational improvement initiatives Identify opportunities to improve efficiency, resident experience, and overall property performance Collaborate with corporate leadership to implement company initiatives and best practices Additional Duties Perform other job-related duties as assigned by management based on business needs.
