As we continue to grow, we're seeking a Property Manager to join our team and take ownership of a key client portfolio. About the Position Reporting to the Regional Director, the Property Manager will oversee a mixed portfolio of commercial and residential properties across Laredo. You'll be the primary point of contact for clients, tenants and service providers, ensuring properties are managed to the highest professional standards. This role is central to our client relationships and the smooth running of our property management operations. Key Responsibilities
- Manage day-to-day operations for assigned properties, including maintenance coordination, inspections and compliance with local regulations.
- Build and maintain strong relationships with property owners, tenants and vendors, acting as a trusted advisor and problem-solver.
- Prepare and manage annual budgets, monitor expenses and provide regular financial reporting to clients.
- Oversee lease administration, including renewals, rent reviews and ensuring timely rent collection.
- Coordinate and supervise contractors for repairs, refurbishments and ongoing maintenance, ensuring work meets quality and safety standards.
- Respond promptly to tenant enquiries and resolve issues efficiently, balancing tenant satisfaction with client interests.
- Support the Regional Director with strategic planning, portfolio reviews and client presentations as required.
- Stay up to date with property management best practices, local market trends and regulatory changes.
Essential:
- Proven experience in property management, ideally within a consulting or professional services environment.
- Strong understanding of property operations, lease administration and financial management.
- Confident communicator, able to build rapport with clients, tenants and contractors and manage expectations professionally.
- Organised and detail-oriented, with the ability to manage multiple properties and priorities.
- Proficient with property management software and Microsoft Office suite.
Desirable:
- Experience managing both commercial and residential properties.
- Familiarity with Laredo's property market and local regulations.
- Exposure to client-facing roles within a consultancy or advisory setting.
