Job Summary The Assistant Community Manager helps oversees the day-to-day operations of the assigned community by implementing policies, procedures, and practices that enable the community to meet sales requirements, collect rent payments, maintain low delinquencies, ensure maintenance projects are completed, and communities are maintained at a high level of care; all to ensure excellent support and service to the residents and growth and stability of the company. Essential Job Duties Represent the company in a positive manner to clients, residents, partners, and employees as a critical ambassador of the company. Committed to high resident satisfaction and resolve guest concerns in a professional manager and escalate to district manager or regional manager when needed. Sell new homes with a goal of 90 days, and if applicable refurbished homes. Helps manage assigned maintenance staff and ensure maintenance issues addressed in a timely manner Ensure delinquencies are managed to a goal of 5%, with an ultimate goal of being under 0%. Regularly inspect the community, ensuring highest standards are maintained, evaluate maintenance, grounds, and all areas of operations; also ensuring residents are following the park rules, the community is kept clean, and ensure residents are keeping their respective properties clean. Inspect vacant homes regularly. Regular reporting to the Community or District Manager. Ensure all resident documents are executed timely and accurately for pad rentals, lease to own, rentals, and for community rules. Reporting as requested through Saratoga Group software platforms to include, but not limited to a) Google Apps b) Asana c) Rent Manager Effectively communicate with everyone in the organization and with external partners, both verbally and in writing. Employee shall devote all of his/her working time, attention, knowledge, and skills to Employer's business interests and shall do so in good faith, with best efforts, and to the reasonable satisfaction of the Employer Will need to take after hours emergency calls and respond accordingly Maintains regular and predictable attendance. Employee shall also perform such other duties as are customarily performed by other persons in similar positions, as well as such other duties as may be assigned from time to time by the Employer. Management reserves the right to revise this position description as necessary. Physical Demands and Working Conditions/Environment Must be able to work 5 days per week M-F, Capable of working up to 8+ hours a day, with occasional longer days if needing to meet a potential resident after scheduled hours. Capable of pushing, pulling or lifting up to 25+ lbs. Occasionally required to climb, kneel, crouch, bend or crawl.
Additional physical demands include:
being outside/walking across communities in various weather conditions, on foot for an extended period of time, walking up and down stairs, climbing ladder.
