We run a modern, tech-forward operation (leasing, rent, and communication all managed through Innago) and pride ourselves on responsive service to our residents and well-kept homes. We're looking for an organized, self-directed Property Manager to be the day-to-day owner of our operations. Job Summary As our Property Manager, you'll run the full rental lifecycle across our DC properties: filling vacancies, signing and onboarding tenants, collecting rent, keeping residents happy, and coordinating repairs and turns with our vendors. This is a hands-on operations and people role — not a maintenance-technician role. You'll be the organized professional who makes sure the right vendor is scheduled, the rent is in, the units are leased, and every property stays compliant with DC's rental rules. If you're proactive, tech-comfortable, and great with people, this is a role where you'll own real responsibility and is career/growth focused. What You'll Do Leasing & filling vacancies Create and refresh listings and syndicate them across Zillow, Apartments.com, Facebook Marketplace, and room-rental sites; keep listings accurate and photos current. Respond quickly to inquiries, schedule and conduct showings/tours, and follow up with prospects. Screen applicants (background/credit/income), prepare and execute leases in Innago, and onboard new residents. Rent, billing & collections Collect rent and issue invoices through Innago (rent, utility/RUBS shares, late fees). Track balances, follow up on late or delinquent accounts professionally and promptly, and keep records accurate.
Deliver:
No tenant overdue by the 15th of each month. Resident relations Be the friendly, responsive point of contact for residents by email, text, and phone. Handle requests and complaints, enforce lease terms fairly, and manage renewals and notices. Maintenance coordination (coordinate, not perform) Take in maintenance requests, dispatch and schedule our vetted vendors/contractors, and follow each issue through to completion. Coordinate room/unit turns, make-readies, and cleaning between tenants so vacancies lease fast. Schedule routine and preventive upkeep; obtain and compare vendor quotes for owner approval. Move-ins, move-outs & inspections Conduct move-in/move-out inspections, document condition, and manage security deposits in line with DC escrow law. Compliance & records Keep properties compliant with DC rental licensing (Basic Business License), security-deposit escrow requirements, fair-housing rules, and DC landlord-tenant regulations. Maintain organized, accurate records in Innago and our spreadsheets; provide regular updates to ownership. What We're Looking For Required Experience in residential property management, leasing, or a similar tenant-facing role (shared/by-the-room or small multifamily a big plus). Extremely forward looking. We would hope for this to be managed solely by you in the future, so someone constantly seeking to optimize is necessary. Exceptionally organized, reliable, and self-directed — comfortable owning your day without close supervision. Strong written and verbal communication and a genuine customer-service mindset with residents.
Tech-comfortable:
property-management software (Innago or similar), Google Workspace/Sheets, and email/text tools. Working knowledge of DC landlord-tenant law, fair housing, and security-deposit rules — or the willingness to learn them quickly. A DC Property Manager license — or willingness to obtain one (DC regulates managing property for others; ALK will support you in getting licensed). Valid driver's license and reliable transportation to move between properties across DC. Enough maintenance literacy to triage a problem and assign the right trade. Nice to have A second language (our resident community is international — Spanish, French, or others a plus). Savvy with Facebook Marketplace and room-rental platforms for filling shared housing. Basic bookkeeping familiarity (rent reconciliation, utility RUBS splits).
