A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Prime Capital Real Estate Group is a boutique commercial real estate firm based in Carrollton, TX specializing in the acquisition, development, management, and leasing of income-producing commercial properties. Our Property Management division oversees the day to day operational and financial management of a growing portfolio of properties across Texas, Oklahoma, Arkansas, Georgia, and Ohio. We're looking for someone who wants to join a team that's dedicated to providing a better experience for tenants, property owners, vendors, and our property managers themselves. What you'll help us with: Tenant Relations Maintenance requests
  • first point of contact for tenant maintenance issues and triaging to the appropriate service vendor or internal contact and ensuring problem resolution Other tenant inquiries
  • billing, lease interpretation, online portal support, building access support Compliance
  • insurance certificates, appearance of space, conduct Move-ins and move-outs
  • access to space, utility transfers, transferring lease data to PM system Lease expiration monitoring and flagging to appropriate team Building Operations Preventive maintenance schedules and service vendor coordination Coordination of property inspections/condition reports and issue resolution Coordinate with service vendors to ensure life safety and code compliance Ensure standards for service vendors are met for landscaping, signage, snow/ice, pest control, security Financial Management Tenant delinquency tracking and pursuit of payment Vendor invoice approval and payments and expense vs capital improvement classification Cash balance monitoring for property bank accounts NNN estimate and reconciliation calculations, communication to tenants, charge schedule updates Property tax matters Month-end reporting process (reconciliations, compiling reporting package and distributing to owners) Vendor Relations Vendor management•service vendor sourcing, communication and oversight, COI collection and tracking, W9/1099 management Owner Relations Communication with property ownership when necessary Lender and insurance requirement compliance Qualifications 1+ years property maintenance coordination experience (required) 1+ years commercial property accounting experience (required) 1+ years AppFolio experience (preferred) Compensation/Benefits $70,000•90,000 annual salary depending on experience Hybrid schedule after initial on-site training/onboarding Competitive benefits package including health, dental, and vision Paid time off and paid holidays
