Job Description

Job Summary The Greens at Viera East Condominium Association is seeking an experienced, Florida-licensed Community Association Manager for a 10-hour-per-week hybrid position managing one established 208-unit condominium community in Viera. This is a direct Association position, not a portfolio-management position. Most management work may be performed remotely. The CAM will conduct one onsite property inspection each week and provide additional onsite presence when needed for Board meetings which occur during business hours , major projects, contractor issues, or other Association matters. The Association has an onsite Administrative Assistant, a full-time Maintenance Employee, and separate financial management. This structure allows the CAM to focus on professional community management rather than routine office work, bookkeeping, or accounting. Responsibilities Serve as the Association's licensed Community Association Manager. Provide management support to the Board of Directors. Respond to owner and resident matters requiring management judgment. Conduct one onsite property inspection each week. Identify and follow up on property, maintenance, and operational issues. Coordinate with the Association's full-time Maintenance Employee. Communicate and coordinate with Association vendors and contractors. Obtain proposals and assist the Board with vendor and contract matters. Monitor contractor performance and completion of work. Provide additional onsite oversight during major capital projects when appropriate. Attend Board meetings as required. Assist with meeting agendas, management reports, notices, and implementation of Board decisions. Handle governing-document, violation, compliance, and enforcement matters requiring CAM involvement. Coordinate with legal counsel, engineers, insurance professionals, and other Association professionals as needed. Provide direction to the onsite Administrative Assistant regarding Association administrative matters. Position Structure This is a 10-hour-per-week position. The 10 weekly hours include remote management work, the weekly onsite inspection, Board meetings, project visits, vendor coordination, phone calls, emails, resident matters, and other CAM responsibilities. During major projects, more of the weekly schedule may be allocated to onsite project oversight. The CAM is not responsible for routine office staffing, routine posting of notices, bookkeeping, financial statement preparation, assessment posting, bank reconciliations, accounts payable processing, or payroll. These functions are handled separately. Required Qualifications Current Florida Community Association Manager (CAM) license. Prior condominium association management experience required. Strong knowledge of condominium association operations and Board governance. Ability to work independently and efficiently within a limited-hours position. Strong written and verbal communication skills. Ability to communicate professionally with Board members, residents, vendors, contractors, and professional service providers. Sound management judgment and problem-solving ability. Ability to work primarily remotely while remaining responsive to Association needs. Ability to travel to the property in Viera for required onsite responsibilities. About The Greens at Viera East The Greens at Viera East is an established 208-unit condominium community consisting of 13 residential buildings on approximately 14 acres in Viera, Florida. The Association has onsite administrative and maintenance staff and separate financial management, allowing the CAM to concentrate on community management, Board support, resident matters, vendors, contractors, property oversight, and capital projects.
Pay:
$40.00 per hour Expected hours: 10.0 per week
