Position Overview The Community Association Manager (CAM) is responsible for the day-to-day management and oversight of assigned homeowners and condominium associations. This role serves as the primary liaison between the Board of Directors, homeowners, and vendors, ensuring smooth operations, financial stability, and compliance with governing documents and applicable laws. Key Responsibilities Association Operations Manage multiple community associations and oversee daily operations Enforce association rules, regulations, and governing documents Conduct regular property inspections and address maintenance issues Coordinate repairs, maintenance, and capital improvement projects Board & Meeting Management Act as the primary point of contact for Board Members Prepare and distribute meeting agendas, notices, and supporting documents Attend and facilitate board meetings and annual meetings Record and follow up on action items and decisions Financial Oversight Work with accounting to prepare and monitor association budgets Review financial statements, bank reconciliations, and vendor invoices Assist with reserve planning and capital expenditure tracking Oversee collections, delinquencies, and owner account issues Vendor & Project Management Obtain and evaluate bids for services and projects Coordinate with contractors and vendors to ensure timely completion Monitor vendor performance and contract compliance Homeowner Relations Respond to homeowner inquiries and concerns in a timely, professional manner Communicate community updates, policies, and notices Handle violations, disputes, and escalations Compliance & Administration Ensure compliance with state laws, governing documents, and association policies Maintain accurate records, files, and documentation Oversee insurance requirements and claims coordination Qualifications Prior experience in property management, HOA management, or related field preferred Illinois Community Association Manager (CAM) license (or ability to obtain) Strong understanding of HOA/condo operations and governance Excellent communication and organizational skills Ability to manage multiple communities and priorities simultaneously Proficiency in property management software (e.g., Buildium or similar) Skills & Competencies Strong problem-solving and decision-making abilities Professional communication with boards, owners, and vendors Financial literacy (budgets, reports, assessments) Time management and multitasking Conflict resolution and customer service skills Work Environment Combination of office, on-site property visits, and occasional evening meetings Must have reliable transportation for site visits
Pay:
From $20.00 per hour Expected hours: 20.0 - 30.0 per week
