We provide fully furnished housing solutions for corporate travelers, contractors, displaced families, insurance clients, healthcare professionals, and relocating employees throughout Northwest Indiana. We are growing rapidly and looking for a motivated leader who can bring fresh ideas, create systems, improve operations, and help us scale. Position Summary The Operations & Property Manager will oversee day-to-day property operations while helping build the systems, reporting, and processes needed for growth. This is not a "collect rent and answer calls" position. We are looking for someone who thinks like an entrepreneur, solves problems, improves efficiency, and helps grow the company. ResponsibilitiesOperations Management Oversee daily operations of furnished rentals and long-term properties Coordinate maintenance, cleaning, turnovers, and inspections Ensure properties are guest-ready and maintained to company standards Manage vendors and contractors Occupancy & Revenue Growth Monitor occupancy rates and leasing performance Develop strategies to increase bookings and rental income Assist with pricing recommendations Identify new business opportunities and partnerships Systems & Reporting Create and maintain operational reports Track occupancy, revenue, expenses, and maintenance costs Build company dashboards and KPIs Develop SOPs and operational procedures Guest & Tenant Relations Ensure exceptional guest and tenant experiences Resolve issues quickly and professionally Manage lease compliance and property communications Business Development Generate new ideas to improve operations and profitability Assist with marketing initiatives Build relationships with insurance companies, corporations, contractors, and relocation partners Qualifications Property management, hospitality, operations, or business management experience Strong organizational and leadership skills Experience creating reports, tracking KPIs, and improving processes Ability to manage multiple projects simultaneously Strong communication and problem-solving skills Self-starter with entrepreneurial mindset Experience with property management software preferred Ideal Candidate We are looking for someone who: Brings fresh ideas and innovation Creates solutions instead of excuses Enjoys building systems from scratch Thinks strategically about growth Takes ownership and accountability Wants to grow with the company Compensation Competitive base salary Performance bonuses tied to occupancy, revenue growth, and operational goals Opportunity for advancement into a Director of Operations role Success in the First 90 Days Create a company KPI dashboard Establish monthly operational reporting Improve occupancy and booking processes Implement maintenance and turnover tracking systems Identify at least 3 operational improvements that increase efficiency or profitability Top Team Properties LLC "Our House - Your Home."
