A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are looking for a property manager to manage communities in Montgomery, Hockley and Huntsville, TX There are 3 primary objectives that we have for this new hire. 1) Managing Community Operations a. Answer the phone during normal business hours and return all calls regarding park business promptly. Will be required to answer the phone for emergency calls after hours. b. Having designated office hours as needed Monday - Friday 8am to 5pm. c. Driving the property once a day for weekly inspection d. Weekly "On-Site Manager" group training sessions (Wednesday at 10am) e. Using Rent Manager software to properly record leases, recurring billing, asset management, move-in/move-out, and leads/showings/sales. f. Enforcing rules and regulations, appearing in court on our behalf, handling tenant questions and problems, inspecting the property on a daily basis, handling "after hours" emergencies and all duties involved with managing the property. g. Maintaining professional rapport with residents. h. Obeying all Federal Fair Housing Laws and not discriminating based on race, color, religion, sex, familial status, or national origin. i. Ensuring general maintenance of the manufactured home community including mowing, cleanup of common areas and vacant lots, repairs on community owned homes, buildings, and other community structures is completed by maintenance staff (or outsourced staff). j. Completing any other tasks required by corporate staff. k. Overseeing the move in and move out of residents - includes signing leases and rules, signing purchase agreements, doing move-in and move-out inspections, and collecting security deposits. 2) Manage Collections a. Goal to keep Community delinquency below 2%. b. Ensuring rent is paid on time online (all payments accepted on-line) c. Communicating with the corporate staff with updates on your progress and sending in weekly reports. d. Working with Regional Managers on Weekly Scorecard KPIs e. Printing and providing notices to residents for late rent or other rule violations f. Printing and filing eviction notices. Going to court for evictions. 3) Marketing/Showings/ Sales a. Oversee weekly Marketing Program on Facebook, Craigslist, TurboTenant etc. b. Work with Sales Team on coordinating sales process with potential buyers c. Sale or lease of homes and vacant lots. Showing homes and vacant lots to prospective tenants. Working with Regional Managers and Sales to close leads d. Prequalify prospective new tenants by processing applications, background checks and credit checks through Rent Manager e. Putting up signage on property for homes for Rent/Sale. Mini-modeling available homes for marketing purposes We are looking for a highly qualified individual to manage, maintain and bring in new residents to our community. Someone who has experience working with people and holding them to high standards and expectations. Our communities need a strong personality that loves to serve the customers with the highest standards. Our goal is to professionally manage the property and provide outstanding service every time. Applicant should be local to the Montgomery or Hockley area. This job requires applicant to be on-site and hybrid position. Must have transportation and pass a Background Check.
