Seasons Property Management | Redding, CA Commission-Based | Flexible Schedule | Locally Based Build your own property management portfolio — without building an entire property management company. Seasons Property Management is looking for a California-licensed real estate professional who wants the flexibility, autonomy and income potential of building their own property management portfolio, with the systems, lead flow and infrastructure of an established local brokerage behind them. This is not a salaried employee position and not a fully remote job. It is a commission-based independent contractor opportunity. Much of the administrative work can be performed from home, but you must be locally available for property visits, inspections, showings, owner/tenant meetings and other in-person responsibilities throughout the Redding area. You build your own portfolio within Seasons. You decide how large you want it to become. Want 10-15 properties and significant schedule flexibility? Fine. Want 25 properties while also selling real estate? Fine. Want to build 50+ doors and create a substantial recurring-income business? We'll support that too. There is no required door count or production quota.
Compensation:
Experienced Portfolio Managers currently start at: 60% of gross recurring management fees to the Portfolio Manager / 40% to Seasons. Your compensation is based on the actual management income generated by your portfolio — not a flat amount per property. If you manage higher-rent properties, your income increases accordingly. Using a representative Seasons property at approximately $2,250/month rent and a 9% management fee , an experienced Portfolio Manager could earn approximately: 25 managed properties: $36,450/year in recurring management-fee income 50 managed properties: $72,900/year in recurring management-fee income Those figures are recurring management income only. Tenant placement income is additional. We recognize that placing a tenant requires substantial work. Our current minimum tenant-placement fee is $450 , and Seasons retains only $50 for post-placement compliance and administrative costs.
At the minimum fee:
$450 charged → $400 to you. Within Seasons' minimum fee structure, you may set your own tenant-placement pricing. Charge $600? You retain $550. You also retain 100% of the owner onboarding fee , subject to our current $300 minimum. You are responsible for professional photography for properties you onboard, so part of this fee will typically cover that expense. Additional income opportunities may include application processing and real estate sales generated through your owner relationships. Candidates who require substantial property-management training may be considered under a 50/50 recurring-management-fee training split for approximately the first 12 months , with the opportunity to transition to the standard structure after demonstrating the ability to independently manage a portfolio to Seasons standards.
Important:
you start at zero. You are not inheriting an existing portfolio. Like starting a career in real estate sales, your initial property-management income begins at: Zero. The difference is that Seasons already receives a steady flow of qualified property-management inquiries, and those leads will be provided to you at no cost . We currently receive more leads than we have bandwidth for - and that's why we need you. You still need to talk to the owner, communicate our value and earn the client. You are also welcome to generate additional business through your own relationships and marketing efforts. Because there is no guaranteed salary, the right candidate must be financially capable of tolerating the initial ramp-up period. We may consider someone maintaining another job or income source while building their initial portfolio on a case-by-case basis, as long as it does not interfere with their ability to properly serve their Seasons clients. As the portfolio grows, the expectation is that it receives the time and attention it requires. Flexible really means flexible. There are no required daily 8-5 office hours. Have a sick kid home? Work from home. Want to throw in laundry between calls? Go for it. Need Costco at 2:00 on a Wednesday? Costco awaits. Traveling with your family? If your portfolio is handled and you remain reasonably accessible, working from your laptop in the car, airport or hotel before enjoying the rest of your day is completely fine. We care about whether your clients are well served — not where your laptop happens to be sitting. You are responsible for your own portfolio, so ordinary travel or a busy personal day does not mean automatically passing your work to someone else. But real life happens. If you're sick with a 104-degree fever, flying internationally and unreachable for 14 hours, or somewhere without service, we'll work together to make sure your clients are covered. The goal is freedom with accountability — and backup when you genuinely need it. Seasons provides the infrastructure. We've invested heavily in systems designed to make property management efficient so you can focus on properties, people and decisions instead of building a back office from scratch.

Because Tenant Turner, LeadSimple, Rentvine and professional accounting eliminate much of the repetitive administrative work, an organized and experienced manager can operate a meaningful portfolio very efficiently. Around 50 doors can still provide substantial schedule flexibility for the right manager. If you choose to grow significantly beyond that, property management should increasingly become your primary professional focus. Real estate sales are welcome. If one of your property-management clients wants to sell their investment property, purchase another property or needs representation in another real estate transaction, you are welcome to represent them through Seasons Real Estate as long as your management portfolio continues receiving excellent service. Strong investor relationships can therefore generate both recurring management income and future sales business. Who we're looking for Property-management experience is strongly preferred, although we are willing to speak with an exceptional licensed candidate who demonstrates the right judgment, work ethic and coachability. We want someone who is self-motivated, entrepreneurial, highly accountable, organized, ethical and comfortable working independently. We do not want to micromanage you. We want to trust that you will handle routine matters, communicate well with owners and tenants, document your work, follow established systems and take responsibility when something goes wrong. Mistakes happen. What matters is whether your response is: "Here's what happened. Here's what I did to fix it. Here's how I'll prevent it next time." Feedback and constructive criticism are part of professional growth. This is not a good fit for someone who becomes defensive whenever an opportunity for improvement is identified. You also need the judgment to recognize when something is no longer routine. If you're entering unfamiliar territory, see potential Fair Housing or legal exposure, receive threats of litigation, or something simply smells like liability , we expect you to involve the broker early. You are also expected to take ownership of keeping yourself current on California landlord-tenant law, Fair Housing and regulatory changes, including attending relevant professional and legal-update training. We'll meet at least monthly to discuss your portfolio, growth, bandwidth, unusual situations, training opportunities, software/process changes and anything else that helps you succeed. Small company.
