Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

On-call pay, leasing incentives, renewal bonuses, and performance-based bonuses About the Position We are looking for an experienced, motivated, and dependable Property Manager / Leasing Manager to join our growing residential property management operation. This is a hands-on position overseeing day-to-day property management and leasing activities across a portfolio of residential apartments and single-family homes in the Urbana and Springfield areas. Flexible schedule and hours are acceptable as long as job expectations are met. The ideal candidate is organized, professional, comfortable working independently, and able to communicate effectively with tenants, prospective residents, vendors, and our maintenance team. Key Responsibilities Manage the day-to-day operations of assigned residential rental properties Respond promptly and professionally to tenant questions, concerns, and requests Show available apartments and homes to prospective tenants Handle rental inquiries, applications, screening, lease preparation, and move-ins Conduct and coordinate move-out inspections and property turnovers Monitor lease expirations and coordinate renewals Communicate with tenants regarding rent, lease requirements, notices, and property issues Assist with rent collection and delinquency follow-up Coordinate maintenance requests with our maintenance technician Follow up on outstanding work orders and ensure issues are properly addressed Coordinate contractors and vendors when necessary Conduct property inspections and identify maintenance or property-condition concerns Help maintain high occupancy throughout the portfolio Maintain accurate tenant and property records in AppFolio Ensure leases, tenant information, notices, and other documentation are accurately maintained Enforce lease terms and company policies professionally and consistently Assist with tenant retention and reducing unnecessary turnover Help ensure vacant units are prepared and marketed promptly Handle emergency and time-sensitive tenant issues when necessary Communicate regularly with ownership regarding property and tenant matters On-Call Responsibilities This position will participate in an on-call rotation and will be expected to respond to urgent tenant and property issues outside of normal business hours. Non-emergency matters will generally be handled during regular business hours. Additional compensation will be provided for on-call responsibilities and qualifying after-hours emergency work.
