Property Manager

• Hampton Roads, VA ($55K to $65K Salary) Run one portfolio for one ownership group.

That is the whole job. We are hiring one experienced property manager to run a portfolio of nearly 100 apartment units across Hampton Roads, soup to nuts. If you are at a management company right now juggling 30 owners, 300 doors, and an on call phone that never stops, this is the opposite of that. One portfolio. A direct line to the decision makers. A real salary instead of commission math. And the freedom to build the playbook you have always wanted to run.

What you will own:

• Leasing:

  market vacancies through our software (syndicates to Zillow, Apartments.com and the major sites), run showings, process applications, sign leases. Typically 3 to 5 turns a month.

• Tenants:

  move ins, move outs, renewals, notices, day to day communication, and firm, fair rent collection.

• Maintenance:

  dispatch and manage vendors, coordinate turns, walk units, keep the properties tight.

Admin:

rent posting, delinquency follow up, eviction filings when needed, records, and a clean monthly report to ownership. You run operations. Ownership handles the books, payroll, and capital decisions, and one owner is actively involved and easy to reach. You will not be on an island, but you will be in charge.

What we need:

• 3+ years managing residential rentals, at least 75 to 100 units at a time (multifamily or scattered site)
• Hands on daily use of AppFolio, Buildium, Rent Manager or similar
• Organized to a fault. A systems person who keeps promises to a calendar.
• Comfortable with collections conversations and the occasional eviction. Fair but firm.
• Valid driver's license and reliable vehicle. Properties are a short drive apart.
• No real estate license required for this seat, and you will never pay desk fees or split a commission here.

Nice to have:

workforce housing experience, familiarity with the Virginia eviction process, Spanish.

Pay and setup:

• $55,000 to $65,000 based on experience
• PTO and paid holidays
• On site office at one of the properties
• Monday to Friday, with occasional after hours calls. It is property management, we will not pretend otherwise.
