Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
Position Overview We are seeking a Property Manager who is comfortable working across the full range of property management responsibilities. This is not a narrowly defined community manager role. Our company is small, so the Property Manager is involved in all aspects of managing the portfolio and supporting the business. That includes leasing, tenant relations, maintenance coordination, vendor management, inspections, financial oversight, owner communication, compliance, and operational problem solving. The work is varied and requires someone who can move easily between detailed day-to-day issues and broader property performance. You may be coordinating a repair in the morning, reviewing financial results with an owner later that day, and then working through a leasing, vendor, or process issue before the day is over. The right person will be organized, adaptable, and comfortable taking ownership. We are looking for someone who can assess a situation, make sound decisions, communicate clearly, and follow through without needing every next step assigned. We do expect initiative, good judgment, curiosity, and a willingness to learn. Key Responsibilities Property Operations Oversee the day-to-day management and performance of assigned properties. Conduct regular property inspections and identify maintenance, safety, tenant, and operational issues. Coordinate repairs, preventative maintenance, renovations, and unit turns. Work directly with vendors, contractors, tenants, and owners to keep projects and issues moving. Monitor property condition and identify issues before they become larger or more costly. Help develop and improve operating procedures and property management practices. Leasing and Tenant Management Market available properties and help establish appropriate rental rates. Respond to prospective tenants and coordinate showings. Screen applicants and process rental applications. Prepare and administer leases, renewals, notices, and related tenant documentation. Coordinate move-ins and move-outs. Respond to tenant questions, concerns, and complaints in a timely and professional manner. Address lease violations and other tenant issues consistently and appropriately. Monitor rent collection and follow up on delinquent accounts. Support tenant retention while also protecting the interests of the property owner. Maintenance and Vendor Management Receive, evaluate, prioritize, and coordinate maintenance requests. Determine whether issues are emergency, urgent, or routine and respond appropriately. Coordinate contractors and service providers from initial request through completion. Solicit and evaluate bids and proposals when appropriate. Monitor vendor pricing, workmanship, responsiveness, and overall performance. Coordinate larger repairs, renovation projects, and property improvements. Look for opportunities to reduce recurring maintenance issues and improve preventative maintenance. Financial Management Review and understand the financial performance of assigned properties. Monitor income, expenses, budgets, vacancy, delinquencies, and other key property metrics. Review invoices for accuracy and proper allocation. Assist with annual budgets and planning for repairs, maintenance, and capital improvements. Identify unusual expenses, performance issues, and trends that warrant additional review. Help evaluate repair-versus-replacement decisions and other property investments. Recommend opportunities to improve revenue, control expenses, and strengthen overall property performance. Communicate financial and operational issues clearly to property owners. Owner and Client Communication Serve as a primary point of contact for assigned property owners. Keep owners appropriately informed regarding property operations, tenant matters, repairs, and financial performance. Present issues with enough information for good decision-making and, when possible, recommend a solution. Help owners understand significant expenses, property needs, and operating results. Recognize that the role includes managing both the physical property and the owner's investment. Compliance and Risk Management Maintain working knowledge of applicable landlord-tenant laws and property management requirements. Help ensure properties are operated in accordance with leases, company procedures, housing requirements, safety standards, and applicable regulations. Maintain complete and organized records related to leases, tenants, inspections, maintenance, and property issues. Coordinate insurance claims and significant property incidents as needed. Identify potential risks early and take appropriate action or escalate when necessary. Business Operations and Process Improvement Because this is a small company, this position also contributes to the broader operation of the business.

Qualifications Required Property management, real estate, leasing, facilities management, or closely related experience. Strong written and verbal communication skills. Excellent organization, time management, and follow-through. Strong problem-solving skills and sound judgment. Ability to manage multiple properties, projects, deadlines, and competing priorities. Strong attention to detail and accurate recordkeeping. Comfort with basic property-level financial information, including income, expenses, invoices, and budgets. Proficiency with Microsoft Office and the ability to learn and effectively use property management and other business software. Reliable transportation and the ability to travel between properties in Northern Colorado. Ability to reliably commute to Fort Collins/Loveland, Colorado. Preferred 2+ years of residential property management experience. Experience managing a portfolio of rental properties. Experience with leasing, tenant screening, lease administration, rent collection, and delinquency management. Experience coordinating maintenance, contractors, renovations, or unit turns. Experience reviewing financial reports and property operating results. Familiarity with Buildium or similar property management software. Knowledge of Colorado landlord-tenant laws and property management requirements. Bachelor's degree in business, real estate, finance, construction management, or a related field. Relevant experience, judgment, initiative, and demonstrated ability are more important to us than a specific degree. Technology Technology is an important part of how we manage properties and operate the business. This position should be comfortable working with property management software, Microsoft Office, shared documents, task management systems, electronic records, and other tools used to organize work and communicate efficiently. You do not need to know every system on day one, but you should be comfortable learning new software and looking for ways to use it effectively. Work Environment This is a hybrid position that includes a mix of: Office work Remote work Property inspections Tenant meetings and showings Vendor and contractor coordination On-site problem solving The normal schedule is Monday through Friday, with some after-hours availability required for true property emergencies.
