Senior Property Manager Fortunato Properties | Breckenridge, Colorado Full-Time | In-Office Monday-Friday Position Summary Fortunato Properties is seeking an experienced Senior Property Manager to oversee the operations of a portfolio of HOA, commercial, and residential properties located in Summit County Colorado. This position reports to the CEO/Managing Broker. This is an operations-focused role responsible for property inspections, maintenance coordination, vendor management, financial oversight, budgeting, and owner/HOA reporting.
This is a hands-on position:
the Senior Property Manager personally executes most deliverables rather than delegating them to support staff. Leasing, resident management, and marketing are handled separately and are not responsibilities of this position. Compensation & Benefits Base salary: $85,000-$90,000 per year, depending on experience and qualifications, plus eligibility for a performance-based bonus. Target total annual compensation is approximately $100,000 based on achievement of applicable performance objectives. Work Environment and Travel This is a full-time, in-office position based in Breckenridge, Colorado, Monday through Friday. The role requires regular travel to assigned properties throughout Summit and Eagle Counties, including frequent on-site property inspections. Reliable transportation is required. Key Responsibilities Property & Maintenance Operations Perform on-site walks of all assigned properties on a daily or weekly cadence, conduct routine property and common-area inspections, and document required follow-up. Manage recurring, preventive, and property-level maintenance through AppFolio. Create, assign, monitor, and close work orders; this position coordinates maintenance but does not perform maintenance work. Coordinate vendors, obtain bids, verify insurance and documentation, and monitor service quality and costs. Manage recurring services including snow removal, landscaping, fire/life-safety, HVAC, cleaning, trash, pest control, and other building services. Track property deficiencies, warranties, capital needs, and outstanding projects through completion. Coordinate utilities, access systems, keys, parking, and other building operations. Financial Management & Reporting Manage property financial reporting using AppFolio and QuickBooks. Review invoices, expenses, coding, accounts payable, and property-level financial activity. Prepare and monitor annual operating budgets. Review monthly financial statements and investigate budget variances. Prepare clear monthly financial and operational reports for owners and HOA boards. Coordinate with accounting on reconciliations, year-end reporting, CPA requests, reserves, and financial corrections. HOA and Commercial Management Serve as the primary management contact for assigned property owners and HOA boards. Prepare for and participate in HOA board and annual meetings. Maintain board action items and ensure approved work is completed. Administer HOA common-area operations, contracts, budgets, reserves, and association records. Oversee commercial building operations, landlord responsibilities, common areas, vendors, utilities, and recurring property obligations. Coordinate capital projects and long-term property maintenance planning. Qualifications 5+ years of property management or comparable real estate operations experience preferred. Demonstrated profit-and-loss ownership and standard financial reporting for multi-family and HOA properties in QuickBooks (required). Experience with HOA, commercial, residential, or mixed-use properties. Strong understanding of property financial statements, budgets, maintenance, and vendor management. AppFolio experience strongly preferred; QuickBooks experience preferred. Strong organizational, financial, and communication skills. Ability to independently manage multiple properties and drive open items to completion. Ability to regularly travel to and physically inspect properties throughout Summit County. Colorado real estate license preferred or an ability to obtain one if required. Success in This Role The Senior Property Manager is accountable for keeping assigned properties well maintained, financially organized, properly documented, and proactively managed. Success means accurate reporting, disciplined follow-through, timely inspections, controlled maintenance costs, responsive vendor management, and owners and HOA boards who have clear visibility into their properties.
