Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description This position will work closely with the Senior Property Manager and serve as a key operational leader across multiple communities. The Property Manager will assist with staff oversight, resident relations, leasing, maintenance coordination, compliance, vendor management, and day-to-day problem-solving. This person must be comfortable making sound decisions independently while recognizing when an issue requires escalation. We are looking for someone who takes ownership, communicates clearly, follows through consistently, and remains calm and professional in a fast-paced environment. Primary Responsibilities Assist the Senior Property Manager with oversight of daily operations across multiple residential properties. Provide direction, support, and accountability to leasing, administrative, and maintenance staff. Monitor outstanding tasks, work orders, unit turns, inspections, leasing activity, and compliance deadlines. Handle escalated resident concerns and reinforce lease terms and community policies consistently. Support renewals, move-ins, move-outs, collections, application review, leasing coverage, and resident retention. Coordinate with maintenance staff and vendors regarding repairs, emergencies, preventive maintenance, and property projects. Conduct property, common-area, vacant-unit, move-in, and move-out inspections. Review proposals, invoices, vendor work, and project documentation for accuracy and completion. Maintain organized and accurate property, resident, applicant, vendor, and compliance records. Assist with legal matters, insurance claims, reasonable-accommodation requests, and regulatory correspondence. Provide management coverage when the Senior Property Manager is unavailable. What We Are Looking For The ideal candidate is: Reliable, accountable, and consistent in follow-through. Highly organized and able to manage multiple properties and competing priorities. Confident handling resident concerns, staff direction, vendor issues, and operational challenges. Warm and approachable while still comfortable reinforcing policies and expectations. Capable of working independently and using sound judgment. Comfortable holding employees and vendors accountable. Receptive to direct feedback and willing to step in wherever operational support is needed. Interested in becoming a trusted operational partner to the Senior Property Manager. Required Qualifications At least three years of residential property-management experience. Prior experience as a Property Manager, Assistant Property Manager, Community Manager, or similar multifamily professional. Experience with resident relations, leasing, maintenance coordination, inspections, vendor management, and administrative operations. Working knowledge of Fair Housing and lease enforcement. Strong written, verbal, organizational, and documentation skills. Proficiency with Microsoft Office and property-management software. Valid driver's license, reliable transportation, and the ability to travel between properties in Rhode Island and occasionally Massachusetts. Ability to work in person in Pawtucket, Rhode Island. Ability to provide proof of eligibility to work in the United States. Preferred Qualifications Five or more years of multifamily property-management experience. Multi-site or portfolio-management experience. Experience supervising leasing, administrative, or maintenance staff. Experience with Rent Manager or a comparable property-management platform. Market-rate residential experience. Familiarity with Rhode Island and Massachusetts landlord-tenant requirements. Schedule This is a full-time, in-person position with a standard Monday-through-Friday schedule. Some evening, weekend, holiday, emergency, and weather-related availability may be required based on property needs. Regular travel between Dalkey Management properties is required. Compensation Salary range will fall between $65,000-$85,000 per year, depending on relevant experience, demonstrated qualifications, and the candidate's ability to assume the full scope of the position.
