Anderson and Oconee Counties We are seeking an experienced, hands-on Community Association Manager for a unique hybrid role: 50% On-Site Management for an upscale condominium community 50% Portfolio Management for approximately 5-8 communities of varying sizes throughout Anderson and Oconee Counties The ideal candidate is a strong communicator and organized problem-solver who can confidently manage day-to-day operations, build positive relationships with boards and homeowners, oversee staff and vendors, and help communities operate efficiently and in compliance with their governing documents. Key Responsibilities Serve as the primary liaison among HOA boards, homeowners, vendors, and company leadership Oversee the daily operations of an upscale condominium community Perform administrative duties, including posting payments, entering bills, processing mail, and answering calls Manage a portfolio of approximately 5-8 community associations Enforce governing documents, community rules, and applicable policies Conduct regular property inspections and follow up on violations Coordinate maintenance, landscaping, vendor services, and capital improvement projects Assist with annual budgets, financial oversight, forecasting, and collection processes Prepare board meeting agendas, management reports, and meeting minutes Attend board meetings, some of which may occur after regular business hours Guide boards on policy implementation, industry standards, and community-management best practices Respond professionally and promptly to homeowner and board concerns Qualifications At least two years of HOA or community association management experience At least two years of customer service experience preferred CMCA and/or AMS certification preferred Strong knowledge of CC&Rs, bylaws, rules, policies, and HOA legal standards Excellent written and verbal communication skills Strong leadership, conflict-resolution, organizational, and time-management abilities Proficiency with Microsoft Office and community association management software; AppFolio experience is preferred Ability to manage multiple communities, deadlines, meetings, and competing priorities Ability to perform outdoor property inspections and occasionally lift up to 25 pounds Requirements Must live in, or be willing to relocate to, the Anderson, South Carolina area before starting Must have reliable transportation for property visits and inspections Must be available for occasional evening board meetings Benefits Competitive salary with bonus opportunities Health insurance and a variety of supplemental coverage options
