About the Opportunity A growing residential construction and property management company is seeking an experienced, organized, and proactive Rental Manager to oversee the day-to-day operations of its residential rental portfolio. This position will play a key role in supporting the continued growth of the company's rental operations by driving leasing activity, maintaining strong resident relationships, protecting company assets, and ensuring properties are effectively transitioned into and managed within the rental portfolio. The ideal candidate is a motivated self-starter with a strong combination of property management, leasing, sales, customer service, and organizational skills. What You'll Do Drive leasing efforts by marketing available properties, generating leads, conducting property tours, and securing qualified residents. Develop and manage marketing efforts for rental properties, including social media and other digital platforms, to increase visibility and leasing activity. Build relationships with prospective residents, respond to inquiries, follow up on leads, and convert qualified prospects into signed leases. Manage the full leasing process, including applications, resident screenings, lease preparation, negotiations, and execution. Oversee day-to-day operations of the residential rental portfolio. Manage rent collection, lease renewals, late payments, and resident account concerns professionally and timely. Coordinate the eviction process for non-paying or non-compliant residents, including required notices and coordination with designated legal counsel when necessary. Conduct move-in, move-out, and routine property inspections. Coordinate maintenance requests and property needs to maintain homes and provide a positive resident experience. Partner with construction and operations teams to transition newly completed homes into the rental portfolio. Maintain accurate leasing, financial, property, and resident records. Ensure rental operations comply with applicable federal, state, and local housing requirements. What We're Looking For Previous experience in residential property management, rental management, leasing, or a related field. Strong leasing, sales, and lead-conversion skills. Experience managing resident relationships and resolving concerns professionally. Excellent written and verbal communication skills. Strong organizational skills and the ability to manage multiple properties, residents, deadlines, and priorities. Experience coordinating property maintenance, inspections, move-ins, and move-outs. Working knowledge of residential leasing practices and landlord-tenant requirements. Strong attention to detail and recordkeeping. Ability to work collaboratively with construction, operations, accounting, and leadership. Self-motivated, proactive, and comfortable taking ownership of a growing rental portfolio.
