Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This position serves as a key operational leader responsible for property operations, homeowner and guest relationships, team leadership, financial administration, and the continued development of the Property Management program. The ideal candidate is a hands-on, solutions-oriented leader who can manage competing priorities, build strong relationships, and maintain exceptional standards in a fast-paced luxury hospitality environment. This is a full-time position requiring a minimum of 40 hours per week. Flexibility, weekend availability, and responsiveness outside of normal business hours are required based on property, homeowner, and guest needs. Essential Responsibilities Property & Homeowner Management Oversee the daily operations, inspections, maintenance, inventory, purchasing, and overall condition of luxury private residences. Serve as a primary point of contact for homeowners, managing property concerns, personal requests, billing, maintenance, and ongoing communication. Lead new property and homeowner onboarding, including setup, utilities, documentation, purchasing, and operational requirements. Coordinate property improvements, capital projects, renovations, and major purchases. Team & Operations Lead, schedule, support, and hold the Property Management team accountable for established standards and responsibilities. Create and maintain SOPs, training materials, checklists, team documentation, and efficient operational systems. Conduct routine property and systems audits and identify opportunities to improve processes and standards. Participate in Kiawah Island Club department head meetings and cross-department initiatives. Vendors, Finance & Compliance Manage vendor relationships, communications, scheduling, invoices, payments, and project follow-through. Oversee homeowner billing, accounts payable, escrow accounting, purchasing, budgeting, and property expense tracking. Prepare and maintain operational and financial reporting, historical tracking, and supporting documentation. Maintain compliance with business licenses, short-term rental requirements, and applicable community regulations, including coordination with HOA, ARB, and landscaping partners. Rental & Program Management Conduct market research and rate analysis to support rental strategy and business decisions. Validate website and property information to ensure accurate, current guest-facing content. Support the continued growth and development of the Property Management program through improved systems, processes, and standards. Guest Experience Ensure homes consistently meet high standards for presentation, cleanliness, functionality, and guest readiness. Improve guest communication and identify opportunities to enhance the overall hospitality experience. Serve as an escalation resource for complex or sensitive guest concerns. Partner with reservations, housekeeping, maintenance, and other departments to deliver a seamless luxury experience. Qualifications Previous management or leadership experience required. Experience in property management, luxury hospitality, vacation rentals, private residences, resorts, or private clubs strongly preferred. Strong leadership, organization, communication, financial administration, and problem-solving skills. Ability to independently manage multiple properties, projects, priorities, and relationships. Experience with homeowners, vendors, maintenance, purchasing, budgeting, and operational systems. Familiarity with residential maintenance and short-term rental operations. Highly organized, proactive, adaptable, and solutions-oriented with exceptional attention to detail. Valid driver's license and reliable transportation required. Physical & Schedule Requirements Ability to travel frequently between properties throughout Kiawah Island. Ability to respond to urgent property, homeowner, or guest matters as needed. Flexibility to work weekends and outside traditional business hours when required. Ability to lift up to 30 pounds and perform routine property inspections. Minimum of 40 hours per week.
