Property Manager Lead Kiawah Island & Seabrook Island, SC | Full-Time, On-Site Sweetgrass Properties is a full-service coastal South Carolina vacation rental company, with a growing portfolio of premier homes across Seabrook Island, Kiawah Island, Isle of Palms, and Wild Dunes. For more than 25 years, we've been a trusted vacation rental partner in the Charleston area, known for delivering exceptional service to guests and property owners alike. We're looking for an experienced Property Manager to oversee day-to-day operations for a portfolio of vacation rental homes on Kiawah and Seabrook Island. This is a hands-on, on-site role for someone who knows high-end coastal property management inside and out, and who takes real pride in keeping owners and guests happy. You'll work in one of the most gorgeous coastal destinations on the East Coast, representing Sweetgrass Properties for the homes in your care.
WHAT YOU'LL DO
Oversee day-to-day operations of assigned vacation rental properties Coordinate housekeeping and maintenance vendors Conduct regular property inspections to maintain our standard of quality Serve as the primary point of contact for property owners and guests Resolve issues quickly and professionally, often in real time Manage vendor relationships across your portfolio Monitor property performance and assist with rate and availability decisions Maintain accurate records, reports, and basic budget tracking Collaborate closely with our reservations, marketing, and operations teams
WHAT WE'RE LOOKING FOR
2+ years of property management experience preferred Strong communication skills and a steady hand with guest and owner relationships Comfort working independently and making decisions on the fly Organizational skills for scheduling, reporting, and record-keeping Working knowledge of property management or reservation systems, email, and spreadsheets. A valid driver's license is required Ability to work on-site across the Kiawah and Seabrook Island communities High school diploma or equivalent required; additional education in hospitality, business, or real estate is a plus
