What this role is This is not a position built around one permanent leasing office or one static asset. The exact portfolio may evolve to include BTR, Small Multifamily, and SFR as new management assignments are added. You will have support from Northpoint's leasing, maintenance, accounting, marketing, operations, and other shared-service teams. You will also be accountable for what happens next. At Northpoint, identifying a problem is not the same as solving it. We expect our Property Managers to stay close to important issues until there is a clear resolution. How we expect a strong Property Manager to operate Know the properties well enough that owners do not have to tell you what is happening at them. Connect occupancy, collections, resident retention, property condition, expenses, and NOI. Understand the operating differences among BTR, SFR, and multifamily and adapt execution accordingly. Notice issues other people walk past and address them before they become larger problems. Hold vendors, contractors, and team members accountable for quality, timing, and follow-through. When leasing slows, determine why and act on it.
Communicate with owners clearly:
current status, impact, recommendation, next step, responsible party, and expected timing. Know when something can be handled remotely and when you need to be standing at the property. Core responsibilities Lead day-to-day operations across assigned Myrtle Beach-area BTR and other residential properties as the market grows. Drive leasing and occupancy performance, vacancy readiness, pricing/concession recommendations, prospect feedback, turns, and move-in quality. Manage resident relations and escalations, renewals, move-ins/move-outs, collections, delinquency, notices, and legal/Fair Housing coordination. Set maintenance priorities and hold vendors, contractors, and maintenance resources accountable for quality, timing, and completion. Lead new management transitions and stabilization, including property assessment, resident communication, staffing/vendor needs, operating priorities, and follow-through. Manage budgets, forecasts, operating results versus budget, expense and invoice review, owner statements, and proactive owner communication. Conduct regular field inspections and maintain firsthand visibility into property condition, vacancy readiness, access, and quality of completed work. Maintain accurate portfolio control in AppFolio and other designated systems. What we need from you Previous Property Manager, Community Manager, BTR Manager, or equivalent residential property-management experience. Strong working knowledge of leasing, renewals, collections, resident relations, maintenance, turns, Fair Housing, landlord-tenant requirements, and property financials. Ability to independently manage a field-based, multi-site portfolio and drive follow-through across vendors and shared-service teams. Working knowledge of budgets, forecasts, expenses, invoice approval, operating variances, and key performance metrics. Active South Carolina property manager, real estate associate, or broker license in good standing, appropriate for the assigned duties. Valid driver's license, reliable personal vehicle, current automobile insurance, and willingness to travel regularly throughout the Myrtle Beach market. Especially valuable 3+ years of residential property-management experience. BTR, SFR/scattered-site, or multi-site multifamily experience. Management takeover, stabilization, lease-up, or underperforming-asset experience. AppFolio experience. Experience helping build a new market or local operating team. Work environment Field-oriented work across assigned properties and markets, with regular property walks and time spent in occupied and vacant homes, common areas, exterior areas, and active maintenance or renovation environments. Occasional schedule flexibility may be required based on leasing, move-in, resident, maintenance, transition, or property needs. Portfolio composition and property assignments may change as Northpoint adds density and new management assignments in the market.
