Property Management Coordinator / Assistant Property Manager Summerville, SC Full-Time | $23.00 - $26.00 per hour, depending on experience We are a growing, locally owned residential property management company serving the Charleston area. We are looking for a dependable, organized, and motivated individual to join our team as a Property Management Coordinator / Assistant Property Manager. This is a hands-on position that combines office responsibilities with time in the field. No two days will look exactly the same. You may be conducting a property inspection in the morning, coordinating vendors and repairs midday, and assisting a new resident with their move-in that afternoon. We are looking for someone who takes ownership of their work, follows through, communicates professionally, and wants the opportunity to build a long-term career in property management. For the right candidate, this position offers a clear path toward becoming a licensed Property Manager and eventually independently managing an assigned portfolio of rental properties.
Responsibilities Responsibilities will include:
Answering incoming company calls and assisting tenants, prospective tenants, owners, vendors, and other callers Conducting move-in and move-out inspections Conducting periodic, follow-up, and vacant-property inspections Coordinating vacant property turns after tenants move out Identifying cleaning, maintenance, landscaping, painting, and other property-readiness needs Scheduling and coordinating vendors and contractors Following up on outstanding work orders, estimates, repairs, and vendor appointments Visiting properties to verify that work has been completed appropriately Documenting property conditions through photographs, inspection reports, notes, and company systems Communicating with incoming residents regarding move-in procedures, keys, access, and property condition Showing available rental properties to prospective residents Assisting prospective residents with general questions regarding available properties and the application process Coordinating access for vendors, contractors, residents, prospective residents, and other authorized parties Managing keys, remotes, lockboxes, and other property access devices Monitoring vacant properties to ensure they remain secure, maintained, and ready for prospective residents Assisting with maintenance coordination and resident scheduling Assisting with leasing and other day-to-day property management operations This Is a Hands-On Role This is not strictly a desk position. The Property Management Coordinator will regularly visit homes throughout our service area and may occasionally complete simple property-readiness tasks when practical.
Examples may include:
Replacing HVAC filters Replacing batteries or standard light bulbs Installing or replacing basic door stops Placing or removing lockboxes Delivering keys or access devices Handling similar minor property-readiness items You will not be expected to perform skilled maintenance or replace licensed contractors and qualified vendors. Property Manager License & Career Development A South Carolina Property Manager license is not required to apply. The person selected for this position will be expected to obtain a South Carolina Property Manager license within approximately six months of employment. We will support the licensing process and reimburse the cost of one company-approved pre-licensing course and the first licensing examination attempt upon successful licensure, subject to company requirements. This position is designed to provide experience in: Property inspections Leasing Resident communication Maintenance coordination Vendor management Vacant-property turns Property operations Landlord-tenant requirements Problem solving and decision-making Portfolio management As experience, licensing, performance, and independence develop, additional responsibilities may be assigned with the long-term goal of advancement into a Property Manager role with responsibility for an assigned portfolio of properties.
