Job Description

Position Overview:
Southern Development Management Company is seeking an experienced Regional Property Manager. The Regional Property Manager is responsible for overseeing the day-to-day operations and performance of multiple properties within an assigned region. This position provides leadership and support to Property Managers and on-site staff, helps ensure company policies and procedures are followed, and works closely with senior management to maintain strong property performance, resident satisfaction, and operational efficiency.
Essential Duties and Responsibilities:
Oversee the operations of multiple residential properties within an assigned region Provide guidance, direction, and support to Property Managers and onsite teams Monitor property performance, including occupancy, collections, expenses, maintenance, and resident satisfaction Conduct regular property visits and inspections to ensure properties are maintained to company standards Review property reports, budgets, financial information, and other operational data and communicate concerns to senior management Monitor leasing, renewals, delinquency, move-ins, and move-outs Assist with hiring, training, coaching, and performance management of property-level employees as appropriate Work with maintenance personnel and Property Managers to address property conditions, work orders, preventative maintenance, and larger repair needs Perform other duties and special projects as assigned
Qualifications:
Previous experience in property management, preferably in a multi-property or regional role Strong knowledge of property management operations, leasing, resident relations, and maintenance Strong leadership and communication skills Ability to manage multiple properties, priorities, and deadlines Ability to analyze reports and financial information and identify areas requiring attention Strong problem-solving and decision-making skills Ability to work independently while maintaining regular communication with senior management Proficiency with property management software (OneSite) and Microsoft Office Valid driver's license and reliable transportation required for travel between properties
Work Location and Travel Requirements:
Corporate office is located in West Columbia, South Carolina. This position is based out of the corporate office but requires extensive travel between the company's assigned properties. Approximately 75% of the position's time may be spent traveling to and working at properties within the assigned region, with approximately 25% of the time spent at the corporate office. Regular travel between properties is an essential function of the position. Must be willing and able to travel regularly, including occasional overnight travel when necessary.
Preferred Certifications :
CAM, CPM, HCCP, C3P, COS, LIHTC
