We operate manufactured home communities across multiple states and are hiring for a hands-on, sales-driven Community Manager to run day-to-day operations at one of our sites. What the role owns This position is the on-site lead for a residential community: part general manager, part sales closer, part team coach. You'll be personally responsible for filling vacant homesites through direct home sales, running the property's financial performance, and leading a small on-site team through daily operations and resident issues. You'll report to a regional operations leader who sets direction and supports you from a distance, backed by centralized teams that handle marketing, collections, maintenance coordination, capital projects, and HR — so you're not building those functions from scratch, just executing well against them locally. Sales & occupancy Run the full home sales cycle for your site — prospecting, lead follow-up, showings, qualifying buyers, and closing. Own your lead pipeline in the company CRM and keep records current. Keep home listings accurate and well-presented across listing platforms. Carry personal responsibility for occupancy targets and work every prospect toward a sale or signed lease. Financial & collections Protect a positive net operating income for the property through disciplined expense management. Oversee vendor, supplier, and staff spending. Ensure accurate, on-time rent billing and low delinquency. Handle legal notices and payment plans in compliance with applicable state law and Fair Housing requirements. Team & site leadership Hire, coach, and manage a small on-site team toward shared performance goals. Run regular one-on-ones covering goals, metrics, and development. Set the tone for a team culture that residents and staff both want to be part of. Property condition & projects Keep homesites and common areas well-maintained and presentable. Manage grounds vendors and hold the property to internal appearance standards. Flag capital project needs and property risk to your regional leader. Coordinate vendor access and scheduling for capital work, and confirm completed work actually meets standard before sign-off. Get newly renovated or turned homes truly show-ready, including final walkthroughs and punch lists. Resident experience Respond to resident issues quickly and with follow-through. Drive resident satisfaction and renewal rates through proactive touchpoints. Maintain accurate resident ledgers and monthly billing, and keep work orders resolved within about two days. Stay current on Fair Housing and other applicable federal/state compliance requirements. What you bring 3+ years in property management; manufactured housing experience is a plus, not a requirement. A real sales track record — comfort prospecting, following up, and closing, with a personal number attached to your work before. Familiarity with CRM tools and online listing platforms. Strong organization, attention to detail, and a bias toward solving problems rather than escalating them. Communication skills that work across residents, prospects, a team, and leadership. Comfort with a fast-paced, multi-priority environment. High school diploma or GED required; Associate's or Bachelor's degree a plus. Valid driver's license with a clean record, and ability to pass a criminal background check. Ability to walk a property regularly and occasionally lift materials/supplies.
