Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Overview:
We are seeking a dedicated and experienced Property/Apartment Manager to oversee the daily operations of our residential apartments and other housing in Johnson City and Greeneville, TN. The ideal candidate will possess strong leadership skills, excellent communication abilities, and a passion for providing exceptional customer service to our residents.
Key Responsibilities:
Property Management:
Manage the day-to-day operations of our rental properties, ensuring clean, safe, and well-maintained environments. Conduct regular inspections of the properties and facilities to identify maintenance needs and address tenant issues promptly.
Resident Relations:
Serve as the primary point of contact for residents, addressing inquiries, concerns, and maintenance requests efficiently. Foster positive community atmospheres.
Leasing and Marketing:
Manage the leasing process, including showing available units, processing applications, and conducting background checks. Utilize our marketing strategies to attract potential tenants and reduce vacancy rates.
Financial Management:
Prepare and manage the property budget, ensuring financial goals are met. Collect rent payments, oversee late payment procedures, and maintain accurate financial records.
Team Leadership:
Manage apartment turnover (flips) by doing checklists promptly and communicating with maintenance and cleaning personnel. Participate and report in weekly team meetings to discuss property performance and unresolved issues.
Qualifications:
Education & Experience:
High school diploma or equivalent (Bachelor's degree in Business Administration or related field preferred). Minimum of 2 years of property management experience, preferably in residential settings.
Skills:
Strong organizational skills and detail orientation. Efficiently and effectively deal with tasks. Excellent interpersonal and communication skills to interact positively with residents and team members. Proficiency in property management software and Microsoft/Google Office Suite.
Certifications:
Certified Apartment Manager (CAM) or similar certification is a plus. Why Join Us?
