May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

IMMEDIATE OPENING
for an experienced Property Manager to become a member of the Barge Properties Management Company team. Must be pro-active, organized and have excellent customer service skills to lead on-site staff in accomplishing the goals set forth for the property by the Regional and Operations Manager.
Responsibilities:
Manage all aspects of property operations, including leasing, maintenance, and tenant relations. Oversee the leasing process, from showing apartments to prospective tenants to processing applications and lease agreements. Ensure the property is well-maintained by coordinating maintenance requests and conducting regular inspections. Handle tenant concerns and conflicts in a professional and timely manner. Prepare and manage the property's budget, including rent collection and expense control. Maintain accurate records and reports related to property management activities. Implement and enforce property rules and regulations. Supervise and train on-site staff, including leasing agents and maintenance personnel. Develop and execute marketing strategies to attract and retain tenants. Through our mix of owner-operated and third-party management properties (along with self-storage, and residential & commercial subdivision development), we are able to provide both a stable company environment and opportunities for individual growth. In business for over 40 years, we currently manage over 3,500 multifamily units across Texas.
