May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Company Founded in 2005, Sunwest Real Estate Group is a boutique commercial real estate company focused on the investment, management, and leasing of commercial properties in the DFW Metroplex. Sunwest strives to be a best-in-class operator that provides the highest level of service to its clients, tenants, and investors. The company manages and leases its owned DFW assets while also providing third party management and leasing services to other clients. Summary The Senior Real Estate Manager (SREM) is responsible for leading the operations and performance of a portfolio of commercial office buildings. The SREM sets the overall tone of the team, suggests policy, ensures procedures are efficient and adhered to, and manages the property team. The SREM ensures the highest level of tenant and client service and integrity and is committed to upholding the company's core values. Timely and accurate work is necessary, and it is the SREM's responsibility to ensure compliance from self and all staff. The Senior Real Estate Manager reports to the Director of Property Management. Essential Job Responsibilities The following list of responsibilities for the SREM position should be viewed as the minimum expectation, and not an exhaustive list. Operations Oversee operations of a portfolio of office and industrial properties; providing the team with the necessary direction, vision and framework while ensuring compliance with all company policies and procedures. Have an in-depth knowledge of all property issues including collections, maintenance, security and life-safety systems, vendor contracts, payables and any other items pertinent to operation of the building. Responsible for adherence to management agreements and partnership agreements, when applicable. Ensure that preventative maintenance programs are established and maintained in order to minimize equipment failure and maximize equipment efficiency. Proactively identify and analyze opportunities to enhance property performance and value. Responsible for the financial performance of the portfolio. Conduct periodic staff meetings to ensure effective operations and communications at property level. Preparation, review and approval of annual operating and capital budgets. Review and approval of annual operating expense reconciliations and monthly reports. Review and approval of all invoices prior to payments being made. Participation in and/or identification of corporate policies, best practices, and procedural issues in order to streamline operations and maintain the highest level of service. Complete regularly scheduled audits and inspections of properties to maintain exceptional property quality and minimize operational mishaps. Maintain a property management policy and procedure manual, including periodic updates. Customer Service In conjunction with other members of the team, provide excellent customer service. Respond to tenant requests/needs in a timely and courteous manner and oversee team to generate work orders for vendors and/or building engineers. Follow up with tenants to ensure satisfactory resolution of issues. Serve as the primary point of contact with property ownership clients. Responsible for creating and maintaining excellent relationships, all communications and resolving any concerns. Become proficient with Yardi accounting software in order to answer tenant questions about monthly rent statements and operating expense estimates / reconciliations. Train property team on providing quality customer service to ensure the highest standards of customer care are achieved. Proactively respond to critical feedback from both clients and tenants and resolve escalated client or tenant issues. Conduct tenant surveys to identify areas of satisfaction and dissatisfaction in order to further enhance customer relationships and direct property team efforts. Personnel Development Responsible for staffing, training and development for 3+ direct reports (Property Managers and Assistant Property Managers). Partner with Director of Engineering and Lead Engineers to evaluate, train and develop engineering staff. Oversee employee development including goal setting, annual reviews, performance feedback and disciplinary actions. Responsible for development and maintenance of employee recognition and training programs. Qualifications Demonstrated ability to develop staff, lead teams, motivate people and gain respect. Effective oral and written communication. Ability to comprehend, analyze and interpret complex business documents, financial reports and concepts. Demonstrated ability to utilize problem solving skills to achieve stated goals and objectives. Excellent people skills, both upstream and downstream. Ability to balance tact and discipline. Ability to create training programs for staff. 5+ years of directly relevant commercial property management experience; large company experience a plus. Excellent time management skills allowing for deadlines to be met. Knowledge of Yardi Voyager, Avid, IMPAK and/or comparable real estate accounting, payable and work order management software Sunwest Real Estate Group is an Equal Opportunity Employer.
