Qualifications:
Education/Experience Associate's degree (A.A.) or equivalent from two-year college or technical school; plus five years related experience and/or training; or equivalent combination of education and experience. Apartment property management experience is required. Language Ability Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively communicate information and respond to questions from groups of managers, vendors, and the general public. Math Ability Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Reasoning Ability Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Computer Skills Word processing, and spreadsheets.
Key Responsibilities:
The Property Manager will be responsible for overseeing assigned property from application approval through move-in, occupancy, renewal, maintenance, and move-out. Responsible for all activities associated with assigned properties, including, but not limited to, leasing/renting, maintenance, housekeeping, grounds, and all associated personnel processes and paperwork. Responsibilities include:
Drive foot traffic through various marketing efforts. Properly processes all necessary paperwork for a new resident (eligibility, credit check, lease, move-in inspection, etc.) and expeditiously processes move-outs. Collects rents, bank deposits, and handles delinquencies. Prepares daily, weekly, and monthly reports on an accurate and timely basis. Works with residents, resident organizations and community services. Prepares security deposit refunds based upon move-out inspection reports. Prepares time cards for timely submission to the corporate office. Adheres to the Resident Manager's Operations Manual procedures, policies and directives. Reaches and maintains at least a 95% economic occupancy and a 96% physical occupancy. Ensures that all rents are collected on a timely basis and applies rental policies consistently and fairly toward all residents. Initiates and processes eviction proceedings as needed with the approval of Regional Manager. Closely monitors approved project budgets; reviews all invoices, disbursement vouchers, initial payments, etc. Works within the established budget and notifies the Regional Manager of any possible variations or budget recommendations. Continually inspects the property and improvements. Records any deficiencies and takes action to improve the general appearance of the property. Corrects any deferred maintenance that may exist within the budget allocations. Continually analyzes maintenance operations with a view to cost reductions. Establishes schedules and assigns personnel for routine maintenance as needed. Studies and continually evaluates ways to improve services and facilities fromthe standpoint of quality, efficiency and economy; including utilities, contracts for trash removal, air conditioning, pest control, and grounds maintenance. Ensures that all maintenance requests are handled on an immediate one-call basis, if possible. It is our policy that a resident should not have to make repeated calls for the same request.
